【摘要】：伴随着经济发展和住房体制改革的不断深入,我国房地产业迅速发展并同时进行着全面调整。当步入20世纪90年代,城市房地产市场终于迎来了空前的繁荣。居住区是与人民生活息息相关的房地产类型,重视度被很快提升,呈现出多元化、个性化的特征,因为“住宅”、“居所”本身的含义就是极其丰富并与人最密切相关的,它不仅是人类生存最根本的需要之一,更是人类生活中生活目的、生活价值最直接的反应。如今,城市已经步入现代化,城市的现代化首先体现在物质层面的提高,而精神层面的提高也同样重要。基础设施的建设、文化的提高、生态的发展和经济的增长等方面,都是体现城市现代化的依据。居住区景观是维持生态平衡和带动经济增长不可或缺的重要元素。因为城市的建设发展,如今人们的住房条件有了很大进步,在物质方面的渴求得到满足后,生活品质自然而然成了人们的追求与要求,希望能处于一种高品质空间和大自然更亲密的接触。同时,在房屋质量和形式上处于同一档次时,户外的景观和休闲环境就成了竞争的筹码,开发商意识到高品质的住宅外景观不仅可以提升企业形象,更重要的是可以吸引客户、促进房屋的销售,带来利益上更可观的回报。在这样的条件下,以蓬勃的房地产业作为助力,住宅外景观环境设计迅猛地发展起来,并实现着人们心目中不同风格、不同形式的栖居理想。人类对于美好居住环境空间的渴望推动了以住宅景观营造为核心的景观园林规划设计行业的产生与发展,景观的本质是为人服务,所以高品质的居住区景观有三个必需条件：1、生态绿化,2、容积率,3、建筑品质和配套设施。高品质的居住区景观应集功能与舒适性为一体,要具备健康性、地域性、美观性、生态性、安全性、整体性等特征。才能满足人们对居住区外环境的品质需求。本文通过对城市居住区高品质景观设计的相关内涵的研究,探索高档居住区景观设计,景观设计中的功能、效果、美感及品质研究住区景观存在的问题,并针对高品质景观环境营造提出富有建设性的意见,以引导住区景观设计积极的向上发展。论文将利用景观设计的几大理念如生态化、人性化、可持续和系统化的理念,以谋求社会效益和生态益的结合,把景观设计功能与形式更加完美结合,以提高居住区景观设计的品质从而建设更高的社会价值、生态价值。
