【摘要】：近年来随着经济的发展,商业地产作为房地产开发市场的重要组成部分,已经开始登上市场发展的舞台。众所周知,房地产行业周期长属于高投资高风险,并且受经济、政治、技术等因素影响较大,盲日的决策带给开发商的不仅是巨大的经济和名誉损失,而且对国民经济和社会的平稳发展有巨大影响。过去十几年是我国住宅房地产的暴力时代,住宅房地产的爆发式增长和随之而来的大规模房屋积压,我国房地产企业的运行环境在恶化,面临的风险日趋增大,因此为保证商业地产的健康发展,风险控制和管理显得格外重要,也成为房地产企业重点关注的课题。目前我国对房地产方面的风险意识比较单薄,也没有形成一套权威的方法,因此对商业地产项目进行深入系统得风险识别、风险分析和风险应对不仅具有很强的理论意义,同时在实际应用中具有指导作用。本文以文献调查为基础,首先梳理、归纳了房地产风险管理的国内外研究现状,其后介绍了风险管理的相关理论,最后选择以飞龙天润大厦开发项目为实际研究对象,对项目自身的特点和性质做了深入了解后,利用风险管理的相关知识从项日的投资决策阶段、前期准备阶段、施工建设阶段、租售阶段进行风险管理。本文主要包括,引言、房地产项目风险管理的相关理论、飞龙天润大厦项目开发概述、项目开发的风险识别、项目开发风险评价、项目的风险应对措施和建议、结论与展望等内容,将风险管理策略运用到房地产开发项目的各个阶段中,本论文在总结房地产项目开发各阶段的不同特点及各阶段所遇到的风险因素,提出项目风险管理者在使用风险识别、评价、应对和监控技术时应根据房地产项目各阶段的特点灵活运用不拘泥于任何一种特点方法。实践证明这种方式是可行的,对于房地产企业来说具有普遍的指导和操作意义。
[Abstract]:In recent years, with the development of economy, the commercial real estate as an important part of the real estate market, has began to appear on the market development stage. As everyone knows, the real estate industry belongs to the long period of high investment risk, and by economic, political, technological and other factors influence is relatively large, blind date is not only a huge decision to developers the economic and reputation losses, but also has a huge impact on the smooth development of the national economy and society. Over the past ten years is the violent era of China's residential real estate, the explosive growth of residential real estate and the consequent large scale housing backlog, China's real estate enterprises operating in the deterioration of the environment, risk is increasing, therefore, in order to ensure the healthy development of the real estate business, risk control and management is particularly important, has become the focus of attention of the real estate enterprises. At present our country to the risk of the real estate Consciousness is thin, has not formed an authoritative set of methods, therefore in-depth systematic risk identification of commercial real estate projects, risk analysis and risk response not only has a strong theoretical significance, also has a guiding role in practical application. In this paper, based on literature survey, firstly combing, summed up the research status of the real estate risk management at home and abroad, then introduces the theory of risk management, finally choose development project is the research object of dragon Tianrun building, characteristics and the nature of the project itself to do in-depth understanding, using the related knowledge of risk management from the project investment decision-making stage, preparation stage, construction stage of the risk management of rental stage. This article mainly includes the introduction, the theory of real estate project risk management, project development of dragon Tianrun building, project development risk identification No, project development, risk assessment, risk response measures and recommendations of the project, the conclusion and Prospect of the content, the risk management strategies in various stages of real estate development project, risk factors of this paper summarizes the different characteristics encountered in the real estate development projects at various stages and each stage, put forward the project risk management evaluation. In the use of risk identification, response and monitoring technology should not rigidly adhere to the flexible use of any kind of method according to the characteristics of each stage of the real estate project. The practice shows that the method is feasible and has the universal guiding significance and the operation of the real estate enterprises.
