【摘要】:中国的房地产行业经历了几十年的发展进程,由于项目前期成本控制会严重影响到房地产行业的盈利水平,这引起了业界的广泛关注。几十年的实践经验告诉我们,房地产开发项目的前期成本控制是影响项目是否达到利润目的最重要的因素。为了达到少投入、多产出的项目投资目标,必须要采取措施对房地产项目前期成本进行控制。 本文在搜集大量相关文献资料的基础上,针对烟台市阳光上城房地产开发项目前期成本控制问题进行了探究。本文对成本控制的相关理论进行了综述,阐述了价值工程理论、敏感性分析方法及可拓学理论;深入分析了阳光上城房地产开发项目在前期策划、可行性研究及设计三个阶段的成本构成和影响因素;针对该项目可能出现的问题,,运用本文阐述的相关理论对其进行了定性和定量理论分析,提出了三个阶段的成本控制措施,从而保证了该项目的顺利实施和成本控制。 房地产项目的前期成本控制是房地产开发企业成本控制的关键阶段,关系到一个企业、一个项目的盈利水平。因此,在房地产开发项目中,应尽量早的找出前期各个阶段成本构成的影响因素,并加以理论分析,从而提出相应的解决措施,这对一个企业的发展和成本控制非常重要。本文得出的一些结论,对房地产企业的成本控制有一定的参考价值,对房地产业的发展具有一定的理论和现实意义。
[Abstract]:China's real estate industry has experienced decades of development process, because of the pre-project cost control will seriously affect the real estate industry profit level. This has caused widespread concern in the industry. Decades of practical experience tells us that the pre-stage cost control of real estate development projects is the most important factor that affects whether the projects achieve the profit goal. In order to achieve less investment. The multi-output project investment target must take the measure to control the real estate project pre-stage cost. On the basis of collecting a large number of relevant documents, this paper probes into the cost control problems in the early stage of the real estate development project of Yangshangshangcheng in Yantai. This paper summarizes the related theories of cost control. The theory of value engineering, the method of sensitivity analysis and the theory of extension are expounded. The paper deeply analyzes the cost composition and influencing factors of the three stages of the real estate development project of Sunshine Shangcheng: early planning, feasibility study and design. In view of the possible problems of the project, the qualitative and quantitative theoretical analysis of the project is carried out using the relevant theory described in this paper, and the cost control measures in three stages are put forward. Thus ensuring the smooth implementation of the project and cost control. The pre-stage cost control of real estate project is the key stage of cost control of real estate development enterprise, which is related to the profit level of an enterprise and a project. Therefore, in the real estate development project. We should find out as early as possible the factors that affect the cost composition of each stage of the early stage, and make theoretical analysis, so as to put forward the corresponding measures to solve the problem. This is very important for the development and cost control of an enterprise. Some conclusions drawn in this paper have certain reference value to the cost control of real estate enterprises and have certain theoretical and practical significance to the development of real estate industry.
