支撑体住宅多适性及其体系设计研究

【摘要】:随着改革开放30年来中国城市化进程加速,各种城市矛盾也在日益凸显。首当其冲的就是越来越多的农村人口涌入城市,预计到2020年,我国城市人口将占全国人口总数的55%,城市化进程也将处于巅峰期。届时,城市人口的暴增与城市住房的紧缺将成为城市发展的主要矛盾。 近年来我国各城市房价的一路飙升,上至北上广等一线城市,再到各省会城市,下到二、三线城市都无一例外。可见,住房问题已然成为整个社会的头等大事。国家出台加速保障住房建设政策,旨在从最基本的住房供求关系上解决房地产市场所存在的问题。在未来五年内将建设三千六百万套保障性住房,以切实实现民有所居。我国住宅建筑基数较大,需求量也大,但在建筑的全寿命周期内,能耗较日本、美国、荷兰等发达国家高出30%左右;加之近年来我国城市的迅速发展,“大拆大建”之风盛行,造成了资源能源的极大浪费。因此,转变住宅建筑的生产方式已迫在眉睫,这不仅仅是经济发展,节约资源的需要,更是我国住宅建设可持续发展的需要。 为了满足城市人口日益增长的住房需求和居民变化多样的生活问题而发展的新型住宅形式——SI住宅成为我国乃至全世界住宅建筑发展的一个重要方向。实行住宅产业化是我国住宅产业从粗放型转向集约型,科学化,低碳绿色的最佳选择。 CSI住宅是SI住宅结合中国具体国情发展而来我国特有的支撑体住宅,是参考了国外支撑体住宅、SI住宅和日本的KSI住宅等先进理论和具体工程实践而提出的,具有可变性、多适性和高耐久性等特点。CSI住宅能解决不同职业、不同家庭结构、不同时期的功能需求,符合我国即将步入老龄化社会的家庭结构变化需求,从而弥补了现有城市普通住宅的不足和劣势,缓解普通住宅中存在的问题,进而提出一个可能解决我国住宅问题的方向。 本文在前人CSI住宅理论的基础上,借鉴荷兰、日本住宅体系,对CSI住宅的多适性,支撑体、填充体设计与组合等方面做了研究总结,结合“明日之家二号”项目把CSI理论与实际项目联系起来,并针对SI住宅在中国三十年的发展所取得的成果和不足进行探讨。
[Abstract]:With the acceleration of urbanization in China during the past 30 years of reform and opening up, various urban contradictions are becoming increasingly prominent. The first thing to bear the brunt is the influx of more and more rural people into the cities. It is expected that by 2020, The urban population in China will account for 55% of the total population in China, and the process of urbanization will also be at its peak. At that time, the sharp increase in urban population and the shortage of urban housing will become the main contradiction in urban development. In recent years, the price of house prices in various cities in our country has soared all the way, from the north to the first tier cities such as Guangzhou, then to the provincial capitals, down to the second and third tier cities without exception. We can see that, The housing problem has become a top priority for the whole society. The state has issued a policy to accelerate the construction of housing. The aim is to solve the problems existing in the real estate market from the most basic housing supply and demand relationship. In the next five years, 36 million sets of affordable housing will be built in order to realize the people's living. However, in the whole life cycle of buildings, the energy consumption is about 30% higher than that of Japan, the United States, the Netherlands and other developed countries. In addition, the rapid development of cities in China in recent years has caused a great waste of energy and resources. It is urgent to change the production mode of housing construction, which is not only the need of economic development and resource saving, but also the need of sustainable development of housing construction in China. In order to meet the increasing housing demand of the urban population and the diverse living problems of the residents, a new type of residential form has been developed: SI residence has become an important direction in the development of residential buildings in our country and even in the world. Industrialization is the transition of housing industry from extensive to intensive. Scientific, the best choice of low carbon green. CSI residence is a kind of support housing which is developed by SI residence in combination with China's specific national conditions. It is proposed by referring to advanced theories and concrete engineering practices such as foreign support housing and Japanese KSI residence, and has variability. CSI housing can solve the functional needs of different occupations, different family structures and different periods, which is in line with the changing needs of family structure in an aging society. Thus, it makes up for the deficiency and disadvantage of the existing urban ordinary housing, alleviates the existing problems in the ordinary residence, and then puts forward a possible direction to solve the housing problem in our country. On the basis of the previous CSI housing theory and the reference of the Dutch and Japanese housing systems, this paper makes a summary of the research on the suitability, the support, the design and the combination of the CSI housing, and so on. Combined with the project of "tomorrow House No. 2", the CSI theory is connected with the practical project, and the achievements and shortcomings of the development of SI residence in China over the past 30 years are discussed.
