装配式住宅项目设计阶段造价控制方法研究

【摘要】：装配式住宅在提升建筑质量、节省能耗等方面都有突出的优势,因此对于一个人口众多、人均资源贫乏的国家来说,推广应用装配式住宅是我国建筑住宅产业化的必然选择。设计阶段对建设工程项目经济性的绝对影响是公认的,对于装配式住宅项目也是如此。本文以在建或者已经建成的装配式住宅项目的实际建安造价数据作为分析基础,采用定量分析的方法,探讨现阶段装配式住宅较传统现浇住宅的成本增量以及各个不同类型、不同部位的预制构件之间的成本增量关系。论文首先通过掌握的15个装配式住宅项目的造价数据,并结合价值工程理论中的功能分析,总结出装配式住宅在设计阶段的造价控制要点。其次通过对预制外墙、叠合楼板、装配式内墙等构件在造价方面的控制要点进行逐一分析,提出每个控制要点的管理方法,并给出量化的管理指标。最后通过阅湖苑装配式住宅项目的建安造价分析,一方面总结了该项目因前期设计考虑不周而造成的无效成本,另一方面通过具体数据说明装配式住宅潜在的成本优势。
[Abstract]:Prefabricated housing has outstanding advantages in improving construction quality and saving energy consumption. Therefore, for a country with a large population and poor per capita resources, Popularizing and applying prefabricated housing is the inevitable choice of building housing industrialization in our country, and the absolute influence of design stage on the economy of construction project is generally accepted. This paper takes the actual construction cost data of the assembly housing project as the analysis basis, and adopts the quantitative analysis method. This paper discusses the cost increment of prefabricated housing compared with traditional cast-in-place residence and the cost increment relationship between different types and different parts of prefabricated housing. Combined with the function analysis in the theory of value engineering, the main points of cost control in the design stage of prefabricated residence are summarized. Secondly, the cost control points of prefabricated exterior wall, superimposed floor slab and assembled inner wall are analyzed one by one. The management method of each control point is put forward, and the quantitative management index is given. Finally, through the analysis of the construction and safety cost of the Huyuan assembly housing project, on the one hand, it summarizes the invalid cost caused by the inadequate design consideration in the early stage of the project. On the other hand, through specific data to illustrate the potential cost advantages of prefabricated housing.
