城市发展阶段与区位对地下空间开发的影响研究

【摘要】：本文以中国8个不同城市化阶段的城市和中外10个不同类型的城市区域,作为地下空间开发利用研究的案例。主要通过实地调研、定量和对比三种方法,从宏观到微观研究了城市地下空间开发的影响因素、功能、规模和形态布局。研究不同城市化阶段的城市和城市不同的区域如何因地制宜选择合理的地下空间开发模式。主要研究内容与结论：(1)首先本文分析了表征不同城市化阶段的因素地均GDP、人口密度和机动车总量三个指标,对城市地下空间开发的影响。分析了表征不同城市区域的因素地均GDP、人口密度、土地利用性质和建筑容积率四个指标,对城市地下空间开发的影响。本文发现城市人口密度和机动车总量是地下空间开发的内在需求因素,地下空间的开发会随着经济的增长逐渐增长。相对于建筑容积率,土地利用性质对地下空间开发的影响更具有决定性作用。然后对比分析了不同城市区域地下空间开发的四种功能和形态布局。(2)基于地下空间开发的影响因素和功能的分析研究,本文把城市地下空间开发划分为三个阶段。不同阶段城市地下空间的开发模式是不同的。分析了每个阶段地下空间开发的规模,强度,功能,以及主要影响因素。提出一种适用于不同城市在地下空间开发时,如何选择合理开发模式的方法。(3)通过对南京新街口地区、上海人民广场和柏林亚历山大广场三个区域的详细分析研究,本文提出两种城市区域类型的地下空间开发模式。城市不同区域对应不同的地下空间开发模式。最后,本文把理论研究的成果应用到了南京麒麟科技园区地下空间专项规划中。本文的理论研究可以为城市地下空间开发的规划,提供定量的有效的参考。如何根据自身的情况选择适宜的开发模式,决定合理的开发规模、强度和功能。本文的研究有助于城市地下空间的可持续发展,以及避免造成资源的浪费。
[Abstract]:In this paper, 8 cities in different stages of urbanization in China and 10 different types of urban areas in China and abroad are taken as cases of underground space development and utilization. Through field investigation, quantitative analysis and comparison, the paper studies the influencing factors, functions, scale and shape distribution of urban underground space development from macro to micro. This paper studies how to choose reasonable underground space development mode according to local conditions in different cities and different regions of cities in different stages of urbanization. The main contents and conclusions of this paper are as follows: firstly, this paper analyzes the influence of the factors representing different urbanization stages on the development of urban underground space, such as the average GDP, the population density and the total number of motor vehicles. This paper analyzes the effects of the factors representing different urban areas on the development of urban underground space, such as land average, population density, the nature of land use and the building volume ratio. This paper finds that urban population density and the total amount of motor vehicles are the internal demand factors of underground space development, and the development of underground space will gradually increase with the economic growth. The effect of land use on underground space development is more decisive than that of building volume ratio. Based on the analysis of the influencing factors and functions of underground space development, this paper divides the development of urban underground space into three stages. Different stages of urban underground space development model is different. The scale, intensity, function and main influencing factors of underground space development in each stage are analyzed. This paper puts forward a method of how to select a reasonable development model for different cities in underground space development. Through the detailed analysis and study of the three areas of Nanjing Xinjiakou area, Shanghai people's Square and Berlin Alexandria Square, In this paper, two types of urban regional underground space development model. Different areas of the city correspond to different development models of underground space. Finally, this paper applies the theoretical research results to the special planning of underground space in Kirin Science and Technology Park in Nanjing. The theoretical research in this paper can provide a quantitative and effective reference for urban underground space development planning. How to choose the appropriate development mode according to its own situation and decide the reasonable development scale, intensity and function. The research in this paper is helpful to the sustainable development of urban underground space and to avoid the waste of resources.
