轨道交通为核心的地下商业空间活力研究

【摘要】:城市的迅速发展和巨大的商业资源流动需要高效便捷的城市交通系统予以支撑。因此轨道交通凭借着强大运量运能和准点高效低污染的特征,成为城市交通系统的重要组成,被喻为城市发展的新引力。在城市的纵向发展中,为高密度的中心区带来巨大的人流物流和信息流;在城市的横向发展中,构成新的城市发展带,增加城市中心和郊区的联系。地下商业作为地铁站域综合性开发利用的重要资源,可以缓解修建地铁带来的经济压力,解决城市中心区紧张的土地利用现状,是城市公共空间的重要组成部分。本文研究以轨道交通为核心的地下商业空间的商业活力,目的是探究此类商业特征和影响因素,针对性提出改进策略。本文采用的研究方法主要是空间句法,利用空间句法分析空间关系和社会现象之间的关联性。由于地下商业集中体现了交通性和商业性的二重性,因此本文从交通性和商业性两个方面展开分析论述。交通性主要从空间层面分析,用空间句法分析空间组构、虚拟空间中人的分布状态;商业性主要从社会学层面分析,用跟踪调研来分析人的商业活动行为、通过大数据分析店铺的盈利能力。通过对商业空间单体的空间层面和社会层面的对比,可以纵向的分析出该类地下商业空间的空间活力影响因素。然后横向对比各类地下商业空间的影响因素,可得出一般性结论,为依托轨道交通发展而建设的地下商业空间提出指导性意见。即一、适度的商业规模,规模的选择决定了商业定位和经济效益。二、合理的业态配置,业态配置应当符合地下商业空间的特征,需经过调研分析来确定。三、便捷的交通可达性,利用轨道交通带动作用发展地下商业,需要与之建立便捷的连接,保证交通可达性,吸引更多客流来提升商业活力。
[Abstract]:The rapid development of cities and the huge flow of commercial resources need to be supported by efficient and convenient urban transportation system. Therefore, rail transit has become an important component of urban transportation system by virtue of its strong transportation capacity and high efficiency and low pollution on time, and has been described as the new gravity of urban development. In the vertical development of a city, it brings a huge flow of people and information to the high-density central district, while in the horizontal development of the city, it forms a new urban development zone and increases the connection between the urban center and the suburb. Underground commerce, as an important resource for comprehensive development and utilization of subway stations, can alleviate the economic pressure brought by the construction of subway, solve the tense land use situation in the urban center, and is an important part of urban public space. This paper studies the commercial vitality of underground commercial space with rail transit as the core. The purpose of this paper is to explore the commercial characteristics and influencing factors of this kind of commercial space and to put forward the improvement strategy. In this paper, the main research method is spatial syntax, using spatial syntax to analyze the relationship between spatial relations and social phenomena. Since underground commerce embodies the dual nature of traffic and commerce, this paper analyzes and discusses it from two aspects: traffic and commercial. Traffic is mainly analyzed from the spatial level, spatial syntax is used to analyze the spatial fabric, the distribution of human beings in the virtual space, and the commercial nature is mainly analyzed from the sociological level, using tracking research to analyze the behavior of people's commercial activities. Analyze the profitability of stores through big data. By comparing the space level of commercial space with the social level, we can analyze the influence factors of the space vitality of this kind of underground commercial space longitudinally. Then the influence factors of all kinds of underground commercial space are contrasted horizontally and the general conclusion can be drawn and the guiding opinions for the underground commercial space built on the development of rail transit are put forward. Namely, moderate commercial scale, the choice of scale determines the commercial positioning and economic benefits. Second, the reasonable configuration of business form should conform to the characteristics of underground commercial space, which should be determined by investigation and analysis. Third, convenient transportation accessibility, the use of rail transit to promote the development of underground commerce, need to establish a convenient connection to ensure the accessibility of traffic, attract more passengers to enhance commercial vitality.
