大城市近郊新市镇发展模式研究

【摘要】:城市近郊复合型新市镇的开发建设是中国城市化过程中出现的新事物。在建设的实践过程中,有很多的经验和教训。本论文通过对杭州城市发展扩张过程中出现的种种现象的分析,着重对中国第一个多种功能复合的原创性近郊小镇——良渚文化村进行研究,从设计理念、项目结构、操作过程等进行全方面思考,探索政府-市场双向联动开发近郊新市镇、实现新型城镇化的可能模式。本文首先对杭州市余杭区城市化土地开发过程中,几个有特征的楼盘的操作进行分析和总结,包括:万科“良渚文化村”、广厦集团“天都城”等项目的研究,提出三种单一企业开发城郊的大型社区的不同模式,从而引出思考——在土地面积足够大,相当于市镇开发的规模中,应该怎样操作复合型市镇的开发才能获得最佳的经济效益、社会效益、环境效益。本论文重点分析万科“良渚文化村”项目的特点,提出由政府-市场联动建设城郊复合型新市镇所具有的前瞻性和科学性并针对近郊复合型新市镇开发中所存在的问题来探求解决的方式。
[Abstract]:The development and construction of compound new towns in the suburbs of cities is a new thing in the process of urbanization in China. In the practical process of construction, there are many experiences and lessons. Based on the analysis of various phenomena in the process of Hangzhou's urban development and expansion, this paper focuses on the study of Liangzhu Culture Village, the first multi-functional compound original suburban town in China, from the design concept and project structure. The operation process and so on are considered in all aspects to explore the possible mode of government-market linkage to develop the suburban new towns and to realize the new type of urbanization. In this paper, the author first analyzes and summarizes the operation of several characteristic buildings in the process of urban land development in Yuhang District, Hangzhou, including the research of Wanke "Liangzhu Culture Village", Guangxia Group "Tiancheng City" and so on. Three different models for a single enterprise to develop large neighborhoods in the suburbs are proposed, leading to thinking that in a large enough area of land, which is equivalent to the scale of the development of a town, How to operate the development of compound town in order to obtain the best economic benefit, social benefit and environmental benefit. This paper focuses on the analysis of the characteristics of Vanke's "Liangzhu Culture Village" project, This paper puts forward the forward-looking and scientific construction of the compound new towns in the suburbs by the government and market linkage, and explores the ways to solve the problems existing in the development of the complex new towns in the suburbs.
