海西地区绿色建筑项目风险识别与管理研究

【摘要】:绿色建筑必须适应当地气候、适应当地的人文历史、适应当地的建筑材料,这才是真正的绿色建筑。因此,,要想做到真正的绿色建筑就必须考虑不同地区、不同气候条件下的差异性。基于海西地区独特的自然环境、社会文化、经济环境、制度因素等,有针对性的对海西地区绿色建筑项目的风险因素进行识别和管理,具有一定的现实意义。 首先对海西地区绿色建筑的发展现状进行分析,将海西地区绿色建筑项目风险因素,按“宏观”、“中观”和“微观”三个层级分为海西地区情况、项目情况和项目参与者情况,共识别出43个风险因素。其中海西地区情况包括自然环境、社会文化、经济因素、制度因素和技术支撑五个子因素,识别出18个风险因素;项目情况包括绿色施工、合同管理和管理因素三个子因素,识别出9个风险因素;项目参与者情况包括业主方、设计方、施工方、监理方和运营方五个子因素,识别出16个风险因素,据此建立海西地区绿色建筑项目风险清单。 其次,通过问卷调查,搜集专家、学者对海西地区绿色建筑项目风险发生概率和危害程度的看法,采用SPSS对所回收的问卷进行分析,明确发生概率和危害程度排名前十五的风险因素。然后,用因子分析法提取了能代表43个风险因素的8个公共因子,即自然环境风险因子、社会文化风险因子、海西地区宏观环境风险因子、绿色施工与绿色管理风险因子、业主方决策与经营风险因子、设计方和运营方能力风险因子、施工方能力风险因子和监理方能力风险因子。 针对提取的8个公共因子,结合海西地区的情况,提出相应防范措施。最后,以某二星级绿色建筑项目为研究对象,分析了该绿色建筑项目存在的风险因素,并对该绿色建筑项目的风险因素提出针对性的管理建议。案例较好的支持了本文的理论研究,得到一些有价值的研究成果。
[Abstract]:Green buildings must adapt to the local climate, local human history, local building materials, this is the real green building. Therefore, in order to achieve a true green building, we must consider the differences in different regions and different climatic conditions. Based on the unique natural environment, social culture, economic environment, institutional factors and so on, it is of practical significance to identify and manage the risk factors of green building projects in Haixi region. Firstly, this paper analyzes the current situation of the development of green buildings in Haixi area, and divides the risk factors of green building projects into three levels: "macro", "medium view" and "micro" according to the situation of Hercynian region in three levels: "macroscopical", "mesoscopic" and "microscopic". Project status and project participants, a total of 43 risk factors were identified. The situation in Haixi region includes five sub-factors: natural environment, social culture, economic factors, institutional factors and technical support, and 18 risk factors are identified. The project situation includes three sub-factors: green construction, contract management and management, and 9 risk factors are identified. Project participants include five sub-factors: owner, designer, construction, supervisor and operator, and 16 risk factors are identified, according to which the risk list of green building project in Hercynian area is established. Secondly, through the questionnaire survey, collect experts, scholars on the risk probability and hazard degree of green building projects in Hercynian region, using SPSS to analyze the recovered questionnaire. Identify the risk factors in the top 15 of the probability of occurrence and the degree of harm. Then, 8 public factors representing 43 risk factors were extracted by factor analysis, including natural environmental risk factor, socio-cultural risk factor, macro-environmental risk factor in Hercynian region, green construction and green management risk factor. Owner decision-making and management risk factor, designer and operator capability risk factor, construction capacity risk factor and supervision capacity risk factor. In view of the 8 public factors extracted, combined with the situation of Hercynian region, the corresponding preventive measures are put forward. Finally, taking a two-star green building project as the research object, this paper analyzes the risk factors existing in the green building project, and puts forward specific management suggestions on the risk factors of the green building project. The case supports the theoretical research of this paper and obtains some valuable research results.
