中新天津生态城绿色住宅开发管理及案例分析

【摘要】:随着经济的不断发展,全球的环境正在不断恶化,尤其是进入二十一世纪后,发展与环境的矛盾正通过日益频繁的极端天气显现出来。在此大背景下,我国城镇化建设正在不断深入的开展中,建设生态城市、进行绿色住宅开发已成为我国新型城镇化开发建设的重要组成部分。本论文查阅了大量关于生态城市和绿色建筑的资料,总结了目前在理论及实践方面取得的成果,并针对我国绿色住宅的现状提出了论文的研究方向。中新天津生态城是中新两国政府探索生态建设的重要成果,其中在绿色住宅的开发方面更是积累了丰富的经验,对我国构建和谐生态社会具有重要的实践指导意义。论文通过分析中新天津生态城的选址及其22项生态指标,找出其与绿色住宅评价指标的共性,为当前我国推动绿色住宅开发提供新的思路。其次论文从设计、施工及成本等方面进行了绿色开发管理的研究,总结了各阶段的管理要点。绿色设计是绿色住宅开发的实施保障,绿色设计应围绕节地、节能、节水、节材及室内环境来进行,完整的绿色设计流程应包括绿色设计评价过程,在绿色技术选择上应优先采取“被动式技术”;绿色施工是绿色住宅开发全过程管理中的重要组成部分,根据其特点,分别对施工源头、施工过程中及施工后评估的绿色管理提出具体要求及管控要点,同时对监理亦提出事前、事中及事后的质量监督要求;根据开发流程提出绿色住宅开发成本在前期、中期及后期的管控方法,同时针对绿色开发的特点提出绿色成本管控要点。最后结合笔者的工作项目作为实例,详细论证了项目在绿色开发过程中对设计和施工管理的具体措施,同时对项目因此产生的成本增加进行计算,分析其产生的原因,为开发企业实施绿色住宅开发提供了很好的实践样本。
[Abstract]:With the continuous development of economy, the global environment is deteriorating, especially after entering the 21 century, the contradiction between development and environment is emerging through increasingly frequent extreme weather. In this context, the construction of urbanization in China is constantly in-depth development, the construction of ecological cities, green housing development has become an important part of the development and construction of new urbanization in China. In this paper, a large number of data on ecological cities and green buildings are consulted, the achievements in theory and practice are summarized, and the research direction of the paper is put forward in view of the present situation of green housing in China. Zhongxin Tianjin Ecological City is an important achievement of Chinese and New Zealand governments in exploring ecological construction, in which rich experience has been accumulated in the development of green housing, which has important practical guiding significance for the construction of harmonious ecological society in China. Based on the analysis of the site selection and 22 ecological indexes of Zhongxin Tianjin Ecological City, this paper finds out the commonness between it and the evaluation index of green housing, and provides a new idea for promoting the development of green housing in our country at present. Secondly, the paper studies the green development management from the aspects of design, construction and cost, and summarizes the management points of each stage. Green design is the implementation guarantee of green housing development. Green design should be carried out around land conservation, energy saving, water saving, material saving and indoor environment. The complete green design process should include the evaluation process of green design, and priority should be given to "passive technology" in the choice of green technology. Green construction is an important part of the whole process management of green housing development. according to its characteristics, the specific requirements and control points of green management for construction source, construction process and post-construction evaluation are put forward respectively, and the quality supervision requirements before, during and after the construction are also put forward for supervision. According to the development process, the control methods of green housing development cost in the early, middle and later stages are put forward, and the key points of green cost control are put forward according to the characteristics of green development. Finally, combined with the author's work project as an example, this paper demonstrates in detail the concrete measures of the design and construction management of the project in the process of green development, calculates the cost increase of the project, analyzes its causes, and provides a good practical sample for the development of green housing in development enterprises.
