基于Web的房地产中介管理系统设计与实现

【摘要】:随着互联网的快速发展和迅速普及,通过互联网进行房屋买卖的交易方式越来越普遍,网络交易具有的时效性、便捷性等特点在房屋交易过程中的优势逐步显现。由于房产交易活跃、市场规模不断扩大,产生了大量的房产信息,并且信息具有更新速度快的特点。对于房产中介公司来说,需要及时地收集房产交易信息,对各种信息进行分类管理,同时能及时地找到满足客户需要的房源,避免客户流失。因此在上述背景下,需要建设基于Web的房地产中介管理系统,按照房产中介公司的实际业务需求设计,实现对信息收集、房屋销售、出租信息等数字化管理。通过此系统建设,实现对房产信息等数据及时收集、分析、查询、处理,提高了房产交易的管理效率,实现房产交易的流程化管理,降低了房产中介公司的运营成本,减轻房产销售人员的工作强度。本论文对基于Web的房地产中介管理系统研究流程和内容如下:首先,分析本系统的课题背景、开发目的及国内外现状,指出在房地产中介管理工作迈向网络化、流程化、智能化方向发展的前提下,房地产中介公司建设使用基于Web的房地产中介管理系统是未来发展的必然趋势。第二,通过与房地产中介公司的员工深入交流,确定了系统的业务需求和业务流程,在此基础上,先设计了系统总体业务需求流程和系统总体技术开发框架,然后做了系统概要设计、系统详细设计、数据库设计、界面设计等工作。第三,在详细设计的基础上,进行了系统设计与实现、测试工作。开发的系统为Web系统,编程平台采用VS.Net 2010,服务端编程语言采用C#,Web技术采用Asp.net、数据库开发技术采用、数据库使用Sql Server 2005。基于分层架构开发的思想,构建了数据实体层、数据访问层、业务逻辑层及用户界面层。本文中针对重点功能模块,列出了功能实现内容、功能结构划分、业务处理逻辑、关键的实现代码、测试用例、测试数据及测试结果。在系统部署实施方面,研究保证系统安全稳定的防护策略和部署措施,通过制定实施细则,建立一套完整的保障系统安全稳定运行的防护措施。最后,对本系统所做的整体工作进行总结,介绍目前系统的使用状况并指出了目前系统存在的不足之处,为下一步系统功能的完善指明了方向。
[Abstract]:With the rapid development and popularization of the Internet, it is becoming more and more common to purchase and sell houses through the Internet. The advantages of online transactions such as timeliness and convenience gradually appear in the course of housing transactions. Because the real estate transaction is active, the market scale expands unceasingly, has produced the massive real estate information, and the information has the characteristic which the renewal speed is fast. For the real estate intermediary company, it is necessary to collect the real estate transaction information in time, to manage all kinds of information in a classified manner, and at the same time to find the source of the house to meet the needs of the clients in time, and to avoid the loss of the customers. Therefore, under the above background, it is necessary to build a Web-based real estate intermediary management system, design according to the actual business needs of real estate intermediary companies, and realize the digital management of information collection, house sales, rental information and so on. Through the construction of this system, the timely collection, analysis, inquiry and processing of real estate information and other data are realized, which improves the management efficiency of real estate transactions, realizes the flow management of real estate transactions, and reduces the operating costs of real estate intermediary companies. Reduce the work intensity of real estate sales personnel. The research process and contents of the Web-based real estate intermediary management system are as follows: firstly, the background of this system, the purpose of development and the present situation at home and abroad are analyzed. Under the premise of intelligent development, it is an inevitable trend for real estate intermediary companies to build and use Web-based real estate intermediary management system in the future. Secondly, through the deep communication with the employees of the real estate agency company, the business requirements and business processes of the system are determined. On this basis, the overall business demand process and the overall technical development framework of the system are designed first. Then the system outline design, system detailed design, database design, interface design and other work. Third, on the basis of detailed design, the system design and implementation, testing work. The system is Web system, the programming platform is VS.Net2010, the programming language of server is Asp.net. the database development technology is ASP. Net, and the database is SQL Server 2005. Based on the idea of hierarchical architecture development, data entity layer, data access layer, business logic layer and user interface layer are constructed. For the key function modules, this paper lists the function realization content, the function structure partition, the business processing logic, the key implementation code, the test case, the test data and the test result. In the aspect of system deployment and implementation, this paper studies the protection strategy and deployment measures to ensure the system security and stability, and establishes a complete set of protective measures to ensure the system safe and stable operation by drawing up the implementation rules. Finally, the paper summarizes the whole work of the system, introduces the current situation of the system, points out the shortcomings of the system, and points out the direction for the further improvement of the system function.
