【摘要】:自1978年我国实行改革开放政策至今,我国的经济持续不断的发展,房地产业和相关投资活动也随之蓬勃发展起来。由于房地产开发项目一般投资大,建设周期长,风险也相对较高,因此,房地产开发项目风险管理的系统研究是很有必要的。为此,本文拟密切结合项目风险管理的相关理论和欣盛花园房地产开发项目实际,从项目中存在的风险的识别、评估和控制等方面对本项目全生命周期中所面临的风险因素进行全面深入的风险管理研究,为华丽房地产开发有限公司加强本项目的风险管理提供科学依据,同时,也为房地产开发项目的风险管理提供一个参考类似的研究。本文拟从房地产投资者的角度,将一个房地产项目分成六个重要阶段,即项目的投资决策、获取土地、设计规划、建设施工、租售管理和竣工验收,对这六个阶段的风险进行研究。根据每个阶段的特点和具体情况,对房地产开发过程的前期,中期和后期的三个阶段可能面临的风险进行有针对性的研究,并进行全面的风险识别,风险评估和分析,风险控制和分析,最后提出了每个阶段的方法和控制风险的现实意义。当前,不论是对项目风险管理方面的理论研究还是其实践应用方面我国都处在一个初级学习阶段。我们只有进行深入的研究,不断突破和创新,与时俱进,并发展指导一系列活动的实践理论的应用,才能尽快赶上发达国家相关研究的步伐。
[Abstract]:Since 1978, China has implemented the reform and opening up policy, the economy of our country has been continuously developing, the real estate industry and related investment activities have also flourished. Because of the large investment in real estate development projects, the construction period is long. The risk is relatively high, therefore, it is necessary to study the risk management system of real estate development project. Therefore, this paper intends to closely combine the theory of project risk management with the real estate development project of Xinsheng Garden. From the aspects of risk identification, evaluation and control in the project, the risk factors in the whole life cycle of the project are studied comprehensively and deeply. This paper provides a scientific basis for strengthening the risk management of this project, and also provides a similar research for the risk management of the real estate development project. A real estate project is divided into six important stages, namely, investment decision of the project, acquisition of land, design and planning, construction, management of lease and sale and acceptance of completion. According to the characteristics and specific conditions of each stage, the risks that may be faced in the early, middle and late stages of the real estate development process are studied. And carries on the comprehensive risk identification, the risk assessment and the analysis, the risk control and the analysis, finally proposed each stage method and the control risk realistic significance. Both the theoretical research on project risk management and its practical application in China are in a primary learning stage. We only have to carry out in-depth research, constantly break through and innovate, and keep pace with the times. Only by developing the application of practical theory to guide a series of activities can we catch up with the relevant research in developed countries as soon as possible.
