基于人口分布的深圳南山区商业中心布局研究

【摘要】:城市商业中心与人口作为空间中的两个地理事物,其分布的耦合性是商业地理学主要研究内容之一,两者的空间分布存在着密切联系。商业中心作为居民重要的休闲、娱乐、购物和交流空间,其布局是否合理直接关系到居民的日常生活。目前,传统商业中心布局评价仅从“量”去衡量,例如人均商业面积、服务半径、商业用地占城市建设用地比例等指标,但是这些指标无法评价商业中心布局的合理性以及居民使用的便捷性。南山区经济发展迅速、基础设施配套完善、零售业态发展水平高,最主要是南山区基本上由自上而下的规划形成,在此基础上研究商业中心布局,其代表性和典型性相对较好。通过对南山区商业中心的实地调研掌握其地理位置信息和数量规模信息以及收集了第六次人口普查数据资料,以此为基础建立网络数据集,运用Arc GIS的空间分析法和网络分析法对南山区商业中心布局进行了评价。首先,利用Arc GIS的空间分析法分析了人口规模、人口增长率、人口密度与商业中心之间的相关关系,并初步得出南山区商业中心与人口分布的现状特征;其次,利用Arc GIS的网络分析法,分别以步行、公交、地铁三种交通出行方式评价了不同等级商业中心的现状布局;最后,以综合交通出行方式计算出不同等级商业中心的实际服务人口与实际服务区域,对于未被服务的区域要对其进行重点优化,并结合未被服务的人口规模对未被服务的区域进行商业中心再配置。针对南山区商业中心布局提出了三点优化策略:第一,通过完善商业中心等级体系、调整商业中心发展规模、遵循人口分布的选址原则和协调发展各等级商业中心四方面内容制定出合理的商业中心发展目标;第二,对不同等级商业中心进行整体优化布局;第三,通过加强商业中心与公共交通的联系和完善步行交通网络,提高商业中心的可达性。
[Abstract]:As two geographical objects in space, the coupling of urban commercial center and population is one of the main research contents of commercial geography, and their spatial distribution is closely related. As an important leisure, entertainment, shopping and communication space for residents, the layout of commercial center is directly related to the daily life of residents. At present, traditional commercial center layout evaluation is only measured by "quantity", such as per capita commercial area, service radius, commercial land ratio to urban construction land, and so on. However, these indicators can not evaluate the rationality of the layout of commercial centers and the ease of use by residents. The economic development of Nanshan District is rapid, the infrastructure is perfect, and the level of retail development is high. The most important thing is that the Nanshan District is basically formed by top-down planning. On this basis, the distribution of commercial center is studied, and its representativeness and typicality are relatively good. The establishment of a network of data sets based on field studies of the business centres in Nanshan District, which have acquired information on their geographical location and quantitative scale, as well as data from the sixth census, The spatial analysis and network analysis of Arc GIS are used to evaluate the layout of commercial center in Nanshan area. Firstly, using the spatial analysis method of Arc GIS, the correlation between population size, population growth rate, population density and commercial center is analyzed, and the characteristics of the present situation of commercial center and population distribution in Nanshan area are preliminarily obtained. By using the network analysis method of Arc GIS, the paper evaluates the present situation of commercial centers of different levels by walking, public transportation and subway. The actual service population and the actual service area of different commercial centers are calculated by the comprehensive transportation travel mode, and the unserved areas should be optimized emphatically. The unserved area is reconfigured with the unserved population size. In view of the layout of the commercial center in Nanshan area, three optimization strategies are put forward: first, by perfecting the hierarchy system of the commercial center, adjusting the scale of the development of the commercial center, Follow the principle of location of population distribution and coordinate the development of commercial centers of all levels to formulate reasonable development objectives of commercial centers; second, to optimize the overall layout of commercial centers of different levels; third, The reachability of commercial center is improved by strengthening the connection between commercial center and public transportation and perfecting walking traffic network.
