小城镇土地定级方法修定研究
[Abstract]:The classification of urban land covers many research fields. Improving the land grading of small towns plays an active role in the implementation of the overall planning of land use and in promoting the sustainable use of land resources. And the quality of the land level can objectively show the quality of land. According to the requirements of urban land grading rules in China, the results of land grading should be updated every three years on the basis of the previous results. However, the renewal of land grading results in small towns is restricted by funds, equipment and technology, and the results are relatively slow to reflect the real situation of land markets at all levels in small towns, especially when listed on operating land. It is necessary to supplement and perfect the method of land gradation in small towns because it has been unable to be applied in the land price evaluation of land transfer, which restricts the function of land price adjustment. Starting with the theoretical analysis of land gradation, this paper objectively evaluates the main problems of common gradation methods in small town land gradation, combines with the analysis of the particularity of small town land gradation, and puts forward some common methods for land gradation. In order to provide a small town land classification paradigm. Based on the multi-factor evaluation method, on the one hand, based on the principal component analysis in the statistical software SAS9.0, the gradation factor is extracted, and the selection of the grading factor is revised to ensure the combination of the land economic factor and the non-economic factor. And the combination of qualitative analysis and quantitative analysis; On the other hand, the weight is revised by the comprehensive weighting method, the subjective weight and the objective weight are integrated through mathematical operation, and the weight of land gradation factor of small town is shown more accurately. Dehui City completed its last grading work in 2008, and it has been nearly seven years so far. Therefore, it is necessary to update the land grading results of Dehui City. Through empirical research, Dehui City is taken as the epitome of small town grading work. The following conclusions are drawn: (1) the land grading of small towns is different from that of large and medium-sized cities, and the common methods used in the past are not suitable for the particularity of land gradation in small towns. (2) the selection of land gradation factors for small towns is revised. The primary selection should be based on the rules of urban land gradation, and then extracted by principal component analysis (PCA). In order to correct the weight of grading factors, the comprehensive weighting method should be adopted. (3) the land gradation method of small towns after revision has passed the relevant expert demonstration, and the grading results have passed the test of the transaction price of the land market.
