珲春东北亚国际文化产业园区众筹模式研究

【摘要】:房地产对一国经济增长起着拉动的效果。伴随着改革开放,中国逐步放开了房地产市场,在满足广大民众的住房需要的基础上,也拉动了中国经济的成长。乘着中国经济的起飞,房地产市场的成长迅速,使得很多企业进入房地产行业,房地产市场逐渐饱和,利润率降低,成本也上升了,加之在中国房地产市场上,投机行为盛行,使得中国房价飞涨,大大限制了普通民众的购房。另一方面,不少的公众还没有买房,这更吹大了了房地产市场中的泡沫。当前中国正处在经济转型的关键时期,正在准备向高收入国家迈进,但是房地产市场的疲软以及这所带来的房地产企业的债务问题,这给中国经济转型带来压力。因此,增加对中国房地产企业的融资,促进房地产产业的逐步稳定下来,促使中国房地产泡沫的逐步的破裂,有利于中国经济真正跨过中等收入陷阱,迈入高收入国家。连年来,由于互联网不停向实体金融的渗透,催生了互联网金融。在这其中,众筹是其中最为重要的一种形式。在2008年金融危机之后,众筹网络平台首先在美国出现了,以便为企业提供资金的支持。众筹在为企业融通资金方面起着十分重要的作用,可以说这对于房地产企业来说有着十分重要的吸引力。因此,随着互联网金融的不断发展,催生了房地产众筹这一新的互联网金融形式,为房地产市场的稳定发展有着十分重要的意义。由此出现了地产众筹,为投资者扩展了投资的渠道的同时也为房地产商供应了发展资金。本文主要谈论了房地产众筹相关问题。首先通过对相关法律法规的介绍,对房地产众筹的法律边界进行了界定,使其能够在法律的范围内去运行下去,保证房地产众筹的长远的发展。其次,通过对房地产众筹模式的具体案例的分析,从而对典型的房地产众筹模式进行全面的展示。最后,通过珲春东北亚国际文化产业园区的案例分析,运用案例对房地产众筹的发展的模式进行了具体的阐释,详细阐述房地产众筹具体的整个运作的过程,为房地产众筹的成长带来了具体的实例,为房地产众筹的长远成长带来借鉴的案例。
[Abstract]:With the reform and opening up, China has gradually opened up the real estate market, on the basis of meeting the housing needs of the general public. It has also contributed to the growth of the Chinese economy. With the take-off of the Chinese economy and the rapid growth of the real estate market, many enterprises have entered the real estate industry. The real estate market has gradually become saturated, the profit margin has decreased, and the costs have also risen. In addition, in the Chinese real estate market, the prevalence of speculation has caused Chinese house prices to skyrocket, greatly restricting the purchase of houses by ordinary people. On the other hand, many members of the public have not yet bought a house. This has inflated the bubble in the real estate market. China is in a critical period of economic transformation and is preparing to move towards high-income countries, but the weakness of the real estate market and the resulting debt problems for real estate companies, This has put pressure on China's economic transformation. Therefore, increasing the financing of Chinese real estate enterprises, promoting the gradual stabilization of the real estate industry, and promoting the gradual bursting of China's real estate bubble, It is beneficial for China's economy to really cross the middle-income trap and step into high-income countries. Over the years, because of the constant penetration of the Internet into real finance, it has given birth to Internet finance. Among these, Crowdfunding is one of the most important forms. After the financial crisis in 2008, crowdfunding network platforms first appeared in the United States to provide financial support for enterprises. Crowdfunding plays a very important role in financing enterprises. It can be said that this is a very important attraction for real estate enterprises. Therefore, with the continuous development of Internet finance, this new form of Internet finance has been spawned. It is of great significance for the steady development of the real estate market. At the same time, it also provides development funds for real estate developers. This paper mainly discusses the issues related to crowdfunding of real estate. First, through the introduction of relevant laws and regulations, This paper defines the legal boundary of real estate crowdfunding, so that it can run within the scope of the law to ensure the long-term development of crowdfunding in real estate. Secondly, through the analysis of specific cases of the mode of crowdfunding in real estate, Finally, through the case analysis of Hunchun Northeast Asia International Cultural Industry Park, the author uses the case to explain the development model of the real estate crowdfunding. Elaborate the real estate crowdfunding process of the whole operation, for the growth of real estate crowdfunding brought concrete examples, for the long-term growth of real estate crowdfunding cases.
