产业经济视角下的总部基地前期策划研究

【摘要】:近年来,由于国家经济发展转型和产业结构升级迫在眉睫,国内总部基地的建设也如火如荼地进行。在市场化经济的背景下,总部基地应该在建设前就对项目有一个明确合理的战略性发展计划,而项目前期策划就是总部基地的项目建设的开始。建筑策划在五十年前在美国就已是一门独立的学科,而其中的策划师多为经验丰富、社会知识广博的建筑师。在总部基地的项目前期策划中,笔者结合产业经济对总部基地发展产生的影响和前人对项目前期策划、建筑策划的研究,试图对总部基地这种功能复合、市场环境叠合、目标客群多样化的大型城市产业综合体进行建设前期的策略性研究。 本论文研究分为五个部分。 第一章为绪论,首先,阐述了论文的缘起,论文写作的研究背景,相关理论研究,研究目的与意义,介绍了研究方法和研究内容,并提出论文的框架。同时,本章在研究对象的界定方面由总部基地的起源和发展逐步深入介绍,为第二章总部基地与产业经济的关系展开做了较好的铺垫。 第二章主要是主要是对研究主体总部基地发展的介绍,从价值链、产业结构、产业集群几个方面阐述了产业经济对总部基地的影响,在国内外相关研究及发展情况进行分析,以及分析了国内外几个成功的总部基地案例,分析了它们成功的因素。 第三章主要阐述了总部基地选址的问题,首先对国内外学者专家对总部基地的选址条件进行分析归纳,然后在本文第一章对产业经济发展背景研究基础上重点分析了产业因素及交通因素对总部基地选址的影响。并为第四章的策划定位提供了一些启示。 第四章对总部基地项目的策划定位做了比较完整的流程介绍,分别从宏观分析环境调查分析、微观项目条件分析和项目功能策划三个步骤对总部基地的项目前期策划的定位进行研究,希望为总部基地的建设前期提供较有前瞻性的决策思路。 第五章结合笔者实地调研的资料——广州科学城项目,以项目前期策划理论为指导,对项目进行宏观环境调研分析、微观项目条件分析及功能策划建议,进一步探索总部基地项目前期策划的定位分析,并在最后希望对以上所做的研究及分析提出对总部基地建设前期具有实践性意义和统筹性决策的建议。 笔者期望,通过本文的研究,能为我国未来在总部基地建设发展、项目前期策划上寻找更为合适的方法策略,引导人们从多角度去思考和探索项目前期策划理论,将策划学理论更好地运用于总部基地项目的前期准备中去。
[Abstract]:In recent years, due to the urgent need for the transformation of national economic development and the upgrading of industrial structure, the construction of domestic headquarters bases has been carried out in full swing. Under the background of market-oriented economy, The headquarters base should have a clear and reasonable strategic development plan for the project before it is built, and the early planning of the project is the beginning of the project construction of the headquarters base. Architectural planning was already an independent discipline in the United States 50 years ago. Most of the planners are architects with rich experience and extensive social knowledge. In the pre-project planning of the headquarters base, the author combines the influence of the industrial economy on the development of the headquarters base and the predecessor's planning of the project. The study of architectural planning attempts to carry out a strategic study on the large urban industrial complex which has the function of headquarters base, the overlapping of market environment and the diversification of the target group in the early stage of construction. This thesis is divided into five parts. The first chapter is the introduction. Firstly, it describes the origin of the thesis, the background of the thesis writing, the related theoretical research, the purpose and significance of the research, introduces the research methods and contents, and puts forward the framework of the paper. This chapter introduces the origin and development of headquarter base step by step, which lays a good foundation for the relationship between headquarters base and industrial economy. The second chapter is mainly about the introduction of the development of the headquarters base, including the value chain, the industrial structure, the industrial cluster, the impact of the industrial economy on the headquarters base, and the analysis of the related research and development situation at home and abroad. Several successful headquarters base cases at home and abroad are analyzed, and the factors of their success are analyzed. The third chapter mainly elaborated the headquarters base location question, first carries on the analysis to the domestic and foreign scholar expert to the headquarters base location condition. Then, on the basis of the research on the background of industrial economic development in the first chapter of this paper, the paper analyzes the impact of industrial factors and traffic factors on the location of headquarters base, and provides some enlightenment for the planning and positioning of Chapter 4th. Chapter 4th introduces the planning and positioning of the headquarter base project, respectively from the macro analysis of the environment investigation and analysis. Three steps of microcosmic project condition analysis and project function planning are carried out to study the orientation of the pre-project planning of the headquarters base in the hope of providing a more forward-looking decision-making idea for the earlier stage of the construction of the headquarters base. The 5th chapter combines the data of the author's field investigation-Guangzhou Science City project, taking the pre-project planning theory as the guidance, carries on the macroscopic environment investigation and analysis to the project, the microscopic project condition analysis and the function plan suggestion, This paper further explores the orientation and analysis of the pre-planning of the headquarter base project, and at the end of this paper, the author hopes to put forward some practical and overall suggestions for the earlier stage of the headquarters base construction. The author expects that, through the research of this paper, we can find more suitable methods and strategies for the future development of headquarters base construction and early project planning in our country, and guide people to think and explore the theory of pre-project planning from various angles. The planning theory will be better applied in the headquarters base project preparation.
