香水郡住宅小区项目成本管理研究

【摘要】:近年来我国房地产市场日趋成熟,国家陆续出台了一系列对房地产产业的宏观调控政策,以及房地产行业内部的竞争,使得整个房地产行业压力加重,竞争比以前更加激烈。这些因素直接导致国内房地产企业纷纷将工作的重心内移。房地产开发项目的成本管理水平高低,直接影响到企业取得良好的经济效益和实现利润的最大化,所以努力提高企业的成本管理水平,是企业提升自己核心竞争力的必由之路。 本文以淮安市香水郡住宅小区项目为研究背景,运用成本管理和房地产成本管理相关理论对该项目的投资决策阶段、规划设计阶段、施工建设阶段、竣工结算阶段等各个阶段的成本管理工作的现状进行了总结与陈述,找出了各阶段在成本管理工作方面存在的问题。针对各个阶段所面临的不同问题,运用了一些成本管理的技术方法,对该项目的一部分具体工程做出了分析总结,并提出了改进方法。尤其在施工建设阶段,能够结合具体的实例,对具体问题进行了具体的分析,提出了切实可行的解决办法。除此之外,根据研究基础,笔者还对该房地产企业在成本管理方面提出了“以人为本”、建立信息化平台、完善相关保障措施等制度的改革,力求能够从根本上解决成本管理的难题。 通过本论文对房地产开发项目各个阶段即全过程、全面的成本管理的研究与探讨,分析了影响房地产项目成本的主要因素,希望能对房地产行业项目成本管理水平的提升提供借鉴与参考。
[Abstract]:In recent years, the real estate market in our country has become more and more mature, and the state has successively introduced a series of macro-control policies on the real estate industry, as well as the competition within the real estate industry, which has increased the pressure on the whole real estate industry. The competition is more intense than before. These factors directly result in domestic real estate enterprises moving the focus of their work inward one after another. The level of cost management in real estate development projects is high and low. It directly affects the enterprises to obtain good economic benefits and realize the maximization of profits, so it is the only way for enterprises to improve their core competitiveness to improve the cost management level of enterprises. Based on the research background of Huai'an Perfume County Residential District Project, this paper applies the related theories of cost management and real estate cost management to the investment decision stage, planning and design stage, construction stage of the project. The current situation of cost management in each stage, such as the completion and settlement stage, is summarized and stated, and the problems in cost management in each stage are found. Some technical methods of cost management are used to analyze and summarize some specific projects of the project, and the improvement methods are put forward. Especially in the construction stage, it can be combined with concrete examples. In addition, according to the research foundation, the author also puts forward the "people-oriented" in the cost management of the real estate enterprise, and establishes the information platform. Improve the system reform of relevant safeguard measures and strive to solve the problem of cost management fundamentally. Through the research and discussion of the whole process and cost management of the real estate development project, this paper analyzes the main factors that affect the cost of the real estate project. Hope to provide reference and reference to the improvement of project cost management level in real estate industry.
