济南海信慧园项目质量管理研究

【摘要】:随着我国城市化进程的加快,房地产行业已成为国民经济支柱。房地产企业是典型的项目驱动型企业,全面质量管理是房地产企业的核心竞争力,全面质量管理已成为房产公司项目管理提高的必由之路。房地产项目质量管理的成功与否,直接关系着项目发展的成败。本文以海信慧园项目为研究对象,研究房地产项目开发过程中的质量管理工作及体系,具有重要的现实意义和指导价值。文章提出了研究背景,通过分析海信慧园项目质量管理情况,阐述了研究意义;针对国内外研究现状及动态进行回顾,并针对研究理论进行了综述;在此基础上,分析了论文的主要内容及研究方法,点明了创新之处及不足。论文对质量管理基本理论进行了研究。重点分析了全面质量管理、六西格玛质量管理、可持续发展的质量管理模式,并对三种质量管理模式进行了对比分析,为下文研究海信慧园质量管理奠定了理论基础。对海信慧园项目管理运行情况及存在的问题进行了分析。对海信慧园项目进行了简介,重点研究了海信慧园项目质量管理的内容、运行情况及及存在的问题,为改善海信慧园项目质量管理提出了基础条件。分析了海信慧园项目质量管理存在的问题解决模式。对海信慧园项目质量管理问题解决的任务及内容进行了阐述,重点分析了质量问题解决的方法及程序,进而提出了相应的解决措施。构建了海信慧园项目质量管理体系。针对海信慧园项目质量体系进行了总体分析,从决策阶段、设计阶段、施工阶段及验收阶段等各阶段的质量管理进行了重点分析,并针对海信慧园项目质量实施、结果进行了研究;提出了完善海信慧园项目质量管理的对策与建议。从项目组织保障、分析体系、质量管理体系、风险分析等角度提出了相应的对策与建议。最后,总结了全文,对未来研究进行了展望。本文以济南海信慧园为研究对象,通过质量管理相关理论,结合海信慧园实际现状,通过对项目阶段的质量管理分析,解决海信慧园项目质量管理中的问题,力求超出传统地产项目质量管理模式,建立一个新的全面质量管理体系。
[Abstract]:With the acceleration of urbanization in China, the real estate industry has become a pillar of the national economy. Real estate enterprises are typical project-driven enterprises, total quality management is the core competitiveness of real estate enterprises. Total quality management (TQM) has become the only way for real estate companies to improve project management. The success of real estate project quality management is directly related to the success or failure of project development. It is of great practical significance and guiding value to study the quality management work and system in the process of real estate project development. This paper puts forward the research background and expounds the significance of the research by analyzing the quality management situation of Haixin Huiyuan project. This paper reviews the current situation and development of the research at home and abroad, and summarizes the research theory. On the basis of this, the main contents and research methods of the paper are analyzed. The basic theory of quality management is studied in this paper. The quality management mode of total quality management, six Sigma quality management and sustainable development is analyzed emphatically. This paper makes a comparative analysis of the three quality management models, which lays a theoretical foundation for the following research on Haixin Huiyuan's quality management. It also analyzes the operation and existing problems of the Haixin Huiyuan project, and gives a brief introduction to the Haixin Huiyuan project. This paper focuses on the content, operation and problems of the quality management of Huiyuan project in Hisense. In order to improve the quality management of Haixin Huiyuan project, the paper puts forward the basic conditions, analyzes the existing problem solving mode of the Haixin Huiyuan project quality management, and expounds the task and content of the Haixin Huiyuan project quality management problem solving. This paper mainly analyzes the methods and procedures of quality problem solving, and then puts forward the corresponding solutions. The quality management system of Haixin Huiyuan project is constructed. The overall analysis of the quality system of Haixin Huiyuan project is carried out, and the decision-making stage is discussed. The design stage, construction stage and acceptance stage of the quality management of each stage were analyzed, and aimed at the implementation of Haixin Huiyuan project quality, the results were studied; This paper puts forward the countermeasures and suggestions to improve the quality management of Huiyuan project in Haixin. It puts forward the corresponding countermeasures and suggestions from the aspects of project organization, analysis system, quality management system, risk analysis, etc. Finally, it summarizes the full text. This paper takes Haixin Huiyuan in Jinan as the research object, through the relevant theory of quality management, combined with the actual situation of Hisense Huiyuan, through the analysis of the quality management in the project stage, In order to solve the problems in the quality management of Haixin Huiyuan project, the author tries to go beyond the traditional real estate project quality management model and establish a new total quality management system.
