房地产企业工程项目精细化管理研究

【摘要】:随着房地产企业数量的增加,公司规模的扩大,房地产企业的竞争压力也是日趋激烈,在这种环境下,提高地产项目的综合竞争力,扩展生存空间,是各房地产企业的目标。随着精细化管理思想逐渐深入人心,部分地产企业也把精细化管理引入到地产工程建设中来,使其成为在竞争激烈的市场中占得一席之地的管理工具,精细化管理进而成为整个业内的普遍共识。 本文通过大量的查阅精细化管理的来源和发展历程,对精细化管理的概念、特征和目标等理论基础有了深刻的理解。分析了房地产项目的特点和现在工程管理现状,通过对传统管理方式和精细化管理方式区别的认识,将精细化管理引入到房地产项目中,并阐述了房地产工程项目管理实施精细化管理的必要性。结合具体的项目,从工程建设中起重要影响因素的质量、成本、进度、安全和环保五个方面入手,分析其管理原则和措施,建立房地产项目的精细化管理体系,以期促进将细化管理在地产项目中更加广泛的应用。 研究结果表明,房地产项目引入精细化管理是项目成功高效执行、房地产企业提高综合实力、寻求更好发展的必然发展阶段,企业必须将“精”和“细”完美的结合起来,制定规范、科学、可行的管理规章制度,使房地产项目向标准化和制度化前进。在房地产项目精细化管理的实施过程中,还应该注意使精细化管理思想深入到每一个人的心中,让每一个人都有自觉的意识,不单靠强制的管理;还要更多地重视人的作用,建立一些有效的激励机制;加强监管和控制,对精细化管理实行持续、动态的改进。
[Abstract]:With the increase of the number of real estate enterprises and the expansion of the size of the company, the competitive pressure of the real estate enterprises is becoming increasingly fierce. In this environment, it is the goal of the real estate enterprises to improve the comprehensive competitiveness of the real estate projects and expand the living space. With the refinement of the management thought, some real estate enterprises also make fine management. It has been introduced into the construction of real estate engineering to make it a management tool in the competitive market, and fine management has become a common consensus in the whole industry.
This paper has a profound understanding of the theoretical basis of the concept, characteristics and objectives of fine management through a large number of access to the source and development process of fine management. The characteristics of the real estate project and the current situation of engineering management are analyzed, and the fine management is introduced through the recognition of the difference between the traditional management mode and the fine management mode. To the real estate project, it expounds the necessity of implementing the fine management of real estate project management. Combining the concrete projects, starting from the five aspects of the quality, cost, schedule, safety and environmental protection of the project, it analyzes its management principles and measures, and establishes a fine management system for the real estate project. Promote the more extensive application of detailed management in real estate projects.
The results show that the introduction of fine management in real estate projects is the successful and efficient implementation of the project. The real estate enterprises improve their comprehensive strength and seek the inevitable development stage. The enterprises must combine the "fine" and "fine", and make the standard, scientific and feasible management rules and regulations, so that the real estate projects will be standardized and made. In the implementation of the fine management of the real estate project, we should also pay attention to the meticulous management thought deep into everyone's mind, let everyone have the conscious consciousness, not only by compulsory management, but also pay more attention to the role of people, establish some effective incentive mechanism, strengthen supervision and control, to the essence. Refining management is a continuous and dynamic improvement.
