基于价值工程的Z建筑企业项目成本控制研究

【摘要】：我国房地产和住宅市场仍有很大的发展空间,建筑行业也将迎来新的机遇。然而,建筑行业发展面临很多困境和系列问题,建筑行业内部的无序竞争和恶劣的生态环境,企业财务杠杆大、经营风险高等问题时有发生。上述问题都和成本控制关联较大。因此,从行业的发展和调控以及市场的稳定性看,加强建筑施工企业的成本控制问题十分必要,而成本控制理论缺少是重要的因素,制约了建筑施工企业的建设。可见,加强建筑施工企业成本控制能力尤为重要。对价值工程理论在建筑施工项目的引入,能够有效应对成本控制中对质量重视度不高的问题,将产品功能和成本结合分析,克服了传统分析方法的缺陷。本论文采用理论研究与实证研究相结合的方法,首先,从组织机构、管理制度、周期管理等方面总结了Z建筑企业项目成本控制现状,分析项目成本控制存在的问题和原因。其次,引入价值工程理论,从施工前期、施工中、施工后期这一全周期的过程进行控制体系设计,提出了Z建筑企业项目成本控制体系的具体实施。然后,运用价值工程方法对校园南路小区项目这一案例进行应用分析。从目标成本确定、建筑材料采购、施工组织设计等三个方面进行分析,每一方面都对功能分析、权重确定、成本等指数计算、改进措施等进行分解,分别从技术层面、经济层面和社会效益层面,评价利用价值工程控制该项目成本的效果,总结应该注意的具体事项、本文最后从多个角度提出有针对性的对策建议。
[Abstract]:China's real estate and residential markets still have a lot of room for development, construction industry will usher in new opportunities. However, the development of the construction industry is faced with a lot of difficulties and a series of problems, such as the disorderly competition and the bad ecological environment within the construction industry, the large financial leverage of the enterprise and the high operating risk occur from time to time. All of the above problems are related to cost control. Therefore, it is necessary to strengthen the cost control of construction enterprises from the perspective of the development and regulation of the industry and the stability of the market. The lack of cost control theory is an important factor, which restricts the construction of construction enterprises. Visible, strengthen construction enterprise cost control ability is particularly important. The introduction of value engineering theory into construction project can effectively deal with the problem of low quality in cost control and combine product function with cost analysis to overcome the defects of traditional analysis method. This paper adopts the method of combining theoretical research with empirical research. Firstly, the paper summarizes the current situation of project cost control in Z construction enterprise from the aspects of organization, management system and cycle management, and analyzes the existing problems and reasons of project cost control. Secondly, this paper introduces the theory of value engineering, designs the control system from the whole period of construction, construction and construction, and puts forward the implementation of the project cost control system in Z construction enterprise. Then, the value engineering method is used to analyze the case of campus south road residential area project. From the target cost determination, the construction material purchase, the construction organization design and so on three aspects carries on the analysis, each aspect all carries on the decomposition to the function analysis, the weight determination, the cost and so on index calculation, the improvement measure and so on, separately from the technical level, In the aspect of economy and social benefit, this paper evaluates the effect of using value engineering to control the cost of the project, summarizes the concrete items that should be paid attention to, and finally puts forward some countermeasures and suggestions from many angles.
