中诚晶典住宅项目成本管理研究

【摘要】：随着我国社会经济的快速发展，投资额日益递增，，建设规模不断扩大，工程项目管理显得越来越重要。完善工程项目的成本管理是建筑企业提高自身竞争力的关键。多年以来，中国的建筑企业在项目管理过程中，没有对项目实施全过程的成本控制，忽视工程项目的成本管理，成本失控现象普遍存在，这严重阻碍了项目的顺利实施。因此，建筑工程项目在成本控制方面，必须采取科学的成本管理模式，建立优化的成本管理体制，促进项目成本最小化，提高企业盈利能力和竞争能力。本文在论述工程项目成本管理一般理论的基础上，以河北省保定市中诚晶典住宅项目为例，分析了该项目成本管理的现状和问题。该项目虽然制定了项目经理和各部门负责人的岗位职责，编制了成本预算表，采取了一些成本控制措施，但成本管理仍存在较大问题，主要包括岗位责任缺乏考核标准、成本预测方法不科学、成本计划体系不健全、全员成本管理意识淡薄、成本控制措施执行不力等。在分析现存问题的基础上，本文结合项目实际情况，提出树立全员的成本管理意识、提高成本预测的准确程度、完善科学的成本考核机制、建立全方位的成本管理体系、加强成本控制的执行力度等方面的改进措施建议，希望对同行业有所借鉴。
[Abstract]:With the rapid development of our country ' s social economy , the increase of investment and the expansion of construction scale , the engineering project management is becoming more and more important . In the process of project management , the construction enterprise of China has no cost control over the whole process of project implementation , the cost management of the project is neglected , the cost control is out of control , which seriously impedes the smooth implementation of the project . Therefore , the construction project must adopt the scientific cost management mode , establish the optimized cost management system , promote the minimization of project cost , and improve the profitability and competitiveness of the enterprise . On the basis of discussing the general theory of project cost management , the present situation and problems of cost management of the project are analyzed in this paper .
