【摘要】:房地产的开发建设具有投资规模大、建设周期长、影响因素多的跟特征,是一项高风险、高收益的经济活动,不仅能够为房地产开发建设企业带来丰厚的收益,也可能使房地产开发建设企业因遭受风险而导致巨大损失。因此,房地产开发建设企业只有全面剖识并分析开展这一经济活动可能带来的风险,并通过采取切实有效的风险管理措施,提高抵御项目开发和建设带来的风险的能力,才能在变化万千、竞争激烈的房地产市场中抓住机遇并降低不确定因素给企业造成的损失,从而增强企业的竞争能力,促进企业健康、可持续发展。本文的撰写研究以房地产建设工程项目的风险管理为背景,在全面梳理和总结了国内外风险管理研究现状以及对当前风险管理、房地产工程项目风险管理相关理论和方法进行了阐述的基础上,以房地产开发建设项目主要环节的风险识别和应对为研究切入点,选材A公司年丰巷施工建设工程项目为研究对象,结合A公司年丰巷施工建设工程项目的实际情况,采取分析与归纳、定性与定量相结合的主要方法对A公司年丰巷施工建设工程项目涉及的勘察设计、施工建设等重要环节中可能面临的风险进行了识别和评价分析,并提出了相应的风险应对措施;另外在最后本文还对如何确保房地产企业有效地实施风险管理进行了探讨和分析,进一步完善了本文的研究分析。通过本文对A公司年丰巷施工建设工程项目的风险管理研究和分析实现了本文撰写研究的初衷,也为本企业实际开展有效的风险管理实践提供指导和参考,具有一定的指导意义与实际意义。
[Abstract]:The development and construction of real estate has the characteristics of large scale of investment, long construction period and many influencing factors. It is a high risk and high income economic activity, which can not only bring rich benefits to the real estate development and construction enterprises. It may also cause real estate development and construction enterprises to suffer huge losses because of the risks. Therefore, real estate development and construction enterprises can only fully identify and analyze the risks that may be brought about by carrying out this economic activity. And by taking effective risk management measures to improve the ability to resist the risks brought by project development and construction, we can seize the opportunity and reduce the loss caused by uncertain factors in the highly competitive real estate market. In order to enhance the competitiveness of enterprises, promote the healthy and sustainable development of enterprises. The background of this paper is the risk management of real estate construction projects. On the basis of comprehensively combing and summarizing the present situation of risk management research at home and abroad as well as the related theories and methods of risk management in real estate project, Taking the risk identification and response of the main links of the real estate development and construction project as the starting point, selecting the material A company as the research object, combining the actual situation of the construction project of the Nian Feng Lane construction project of A company. By adopting the main methods of combining analysis and induction, qualitative and quantitative analysis, this paper identifies and evaluates the risks that may be faced in the important links such as survey and design, construction construction and other important links involved in the construction project of Nian Feng roadway of A Company. In addition, this paper also discusses and analyzes how to ensure the effective implementation of risk management in real estate enterprises. Further improve the research and analysis of this paper. Through the risk management research and analysis of the construction project of Nian Feng Lane in A Company, the original intention of this paper is realized. It also provides guidance and reference for the enterprise to carry out effective risk management practice, which has certain guiding and practical significance.
