万博商务区地下空间综合开发利用研究

【摘要】:随着社会生产力的不断提高和科学技术的不断进步,我国的经济得到飞速发展,,城市化进程也在不断加快。然而人口密度的增大,城市建设用地达到饱和,造成了物价上涨、交通拥堵、环境污染等问题,严重影响了居民的生活质量。研究和开发利用城市的地下空间资源,建立功能齐全、高效运作的立体化地下城市,是解决以上问题的有效途径。 论文从地下空间的基本概念入手,介绍了地下空间的开发类型、规划原则、规划要点、用地权属等理论知识。同时列举了欧洲、北美、日本等发达国家以及国内的经典开发案例,通过案例的对比分析指出目前我国的地下空间开发进程明显落后于发达国家,发展的中存在功能较单一、法律体制不完善、开发观念落后、规划不协调、管理不到位等问题。本论文以在建的万博商务区地下空间项目为重点案例,充分运用理论结合实际以及案例分析对比的研究方法,结合地下空间的开发理论和法规政策,从开发规模、规划控制、土地利用等多方面进行详细的分析和总结,指出如何让在地下空间的开发建设过程中实现有效的管理,总结了成功开发地下空间的要点。论文的最后针对我国开发过程中存在的问题提出若干建议。
[Abstract]:With the continuous improvement of social productivity and the continuous progress of science and technology, the economy of our country has been developing rapidly, and the process of urbanization has been speeding up. However, with the increase of population density and the saturation of urban construction land, the price rise, traffic congestion, environmental pollution and other problems have seriously affected the quality of life of residents. It is an effective way to solve the above problems by studying and exploiting the underground space resources of the city and establishing a three-dimensional underground city with complete functions and efficient operation. Starting with the basic concept of underground space, this paper introduces the development types, planning principles, planning points, land tenure and other theoretical knowledge of underground space. At the same time, this paper enumerates the classic development cases in Europe, North America, Japan and other developed countries, and points out that the development process of underground space in our country obviously lags behind the developed countries, and the function of the development is relatively simple. The legal system is not perfect, the development idea is backward, the plan is not coordinated, the management is not in place and so on. This paper takes the construction of Huambo business district underground space project as the key case, fully utilizes the research method of theory combined with practice and case analysis and contrast, unifies the underground space development theory and the laws and regulations policy, from the development scale, the planning control, The paper analyzes and summarizes land use in detail, points out how to realize effective management in the process of underground space development and construction, and summarizes the key points of successful development of underground space. At the end of the paper, some suggestions are put forward for the problems existing in the development process of our country.
