广州市城中村改造模式对比研究

【摘要】：城中村是我国社会经济高速增长、二元城乡体制、城市空间范围增长等一系列因素综合作用而产生的必然结果。因此城中村改造涉及很多方面的问题，比如本地村民的身份转换、历史文脉的保存延续、物质环境的改善优化、外来人口的居住安置、管理制度的转变等。广州市自2008年实施大规模城中村改造，至今为止城中村改造已经实施了6年时间。在这6年的过程中，广州市目前进行改造或者已经改造完成的城中村大部分都是实施拆除重建的改造模式，比如猎德村、林和村、杨箕村等。而猎德村作为第一个引入开发商进行改造的城中村，也是第一个实现了真正意义上的村民回迁的城中村。因此对其进行改造后的影响进行评价有助于广州市城中村改造方向的修正。由于广州市实行“一村一策”的城中村改造政策，因此除了大部分正在改造村庄是实行拆除重建之外，还有一部分村庄的改造是属于综合整治的模式。比如小洲村、黄埔古村、西Xq裕安围。在这几个综合整治的村庄中，，小洲村和黄埔古村主要偏重于村落保护，西Xq裕安围偏重于渐进式更新。因此，对于西Xq裕安围改造模式的评价有利于在广州市目前进行城中村大拆大建的背景中找到一条更加符合广州市经济、社会、文化三者效益的道路。因此，本文的主要研究内容是从城市、村民和外来人口这三个角度对猎德村和西Xq裕安围的改造模式产生的影响进行研究。首先，本文在第二章概述了城中村为什么要改造以及目前广州市城中村改造的特征。总结当前的改造的特征以及在改造实施当中所遇到的困难。然后，第三章主要探讨了猎德村和西Xq裕安围这两个村庄的改造情况，其中包括村庄概况、实施主体和资金筹措、改造过程以及空间肌理的特征。第四章主要从改造对城市人口的增量、改造对城市住房体系的影响、改造对城市特色的影响、改造对城市经济成本的影响、改造对城市基础设施的影响这五个方面对两个村庄的改造模式进行研究。第五章主要基于城中村村民的视角，从改造对村民的经济收入的改变、村民人际网络的改变以及村民的居住满意度这三个方面研究不同的城中村改造模式对村民的影响。第六章主要基于外来人口的视角，从改造对外来人口的居住阶层变动、交流特征的改变以及外来人口对居住满意度这三个方面研究不同的城中村改造模式对外来人口的影响。最后，第七章主要是作为本文的结论，其中分为两个部分：第一部分主要是对猎德村和西Xq裕安围这两种不同的城中村改造模式进行综合评价。第二部分主要是基于这两条村庄不同改造模式的综合评价，对广州市城中村改造方向进行思考，同时提出若干符合当前城中村改造的策略。
[Abstract]:The village in the city is the inevitable result of a series of factors, such as the rapid growth of social economy, the dual urban and rural system, the growth of urban space and so on. Therefore, the transformation of villages in the city involves many problems, such as the identity transformation of local villagers, the preservation of historical context, the improvement and optimization of the material environment, the settlement of the foreign population, the transformation of the management system, and so on. Since 2008, Guangzhou has implemented a large-scale urban village transformation, so far it has been implemented for 6 years. In the course of these six years, most of the villages in the city that have been transformed or have already been renovated are carrying out the reconstruction mode of demolition and reconstruction, such as the village of hunting de, the village of Lin he, the village of Yang Kei, and so on. As the first village in the city to be transformed by developers, Keide Village is also the first village in the city where the villagers have moved back in real sense. Therefore, the evaluation of the impact of the transformation is helpful to the correction of the direction of urban village reconstruction in Guangzhou. Because Guangzhou implements the policy of "one village, one policy", the transformation of some villages belongs to the mode of comprehensive renovation, except that most of the villages are being rebuilt by demolition and reconstruction. For example, Xiaozhou Village, Whampoa Village, West Xq Yu an Wai. In these comprehensive renovated villages, Xiaozhou Village and Huangpu Village mainly focus on village protection, and West Xq Yu'an Wai on gradual renewal. Therefore, the evaluation of Yu'an transformation model in West Xq is helpful to find a way which is more suitable for the economic, social and cultural benefits of Guangzhou under the background of the big demolition and construction of the villages in the city. Therefore, the main research content of this paper is to study the influence of the transformation model of Chede Village and West Xq Yu'an Wai from the three angles of city, villager and alien population. Firstly, in the second chapter, the author summarizes why the village in the city should be reformed and the characteristics of the transformation of the village in the city of Guangzhou at present. Summarize the characteristics of the current transformation and the difficulties encountered in the implementation of the transformation. Then, the third chapter mainly discusses the transformation of Chide Village and West Xq Yu'an Village, including the general situation of the village, the main body of implementation and financing, the transformation process and the characteristics of spatial texture. The fourth chapter mainly from the transformation to the urban population increment, the transformation to the urban housing system influence, the transformation to the city characteristic influence, the transformation to the city economic cost influence, This paper studies the transformation model of two villages in five aspects: the influence of transformation on urban infrastructure. The fifth chapter is mainly based on the perspective of the villagers in the city, from the transformation of the villagers' economic income, the change of villagers' interpersonal network and the villagers' living satisfaction. The sixth chapter mainly based on the perspective of the foreign population, from the transformation of the alien population of the residential class changes, the change of the characteristics of communication and the satisfaction of the foreign population to live in these three aspects of the transformation of different urban villages on the impact of the population. Finally, the seventh chapter is mainly as the conclusion of this paper, which is divided into two parts: the first part is a comprehensive evaluation of the two different urban village transformation models, namely, Chide Village and West Xq Yu'an Wai. The second part is mainly based on the comprehensive evaluation of the two villages of different transformation mode, to reflect on the direction of urban village transformation in Guangzhou, and put forward some strategies in line with the current transformation of the village in the city.
