W商业地产企业财务风险防范研究

【摘要】:在当前传统住宅市场销售降温的背景下,商业地产以其丰厚的利润空间正在吸引着众多开发商的进入。数据显示,商业地产销售额增速明显高于住宅地产。然而,由于商业地产的行业特点,其有别于住宅地产,商业地产更加注重项目建成后的经营过程。所以,商业地产可能会面临更为复杂的财务风险。如何合理规避和控制财务风险已经成为商业地产行业亟待解决的问题。通过对商业地产企业在不同环节可能出现的财务风险的研究,有的放矢,本文针对不同财务风险提出不同的防范措施,进而提高商业地产项目管理水平。 本文主要以W商业地产企业为研究对象,探究商业地产企业在开发和运营过程中可能存在的财务风险,最终实现针对不同环节出现的财务风险提出不同的风险防范措施。为了完成这一研究目标,本文主要由以下结构构成。 第一章为绪论,主要介绍本文的研究背景及意义,研究现状及国内外相关研究综述,本文的研究方法、研究的创新点和框架结构,本章起到一个总述的作用,引出本文核心内容的研究。 第二章为商业地产企业财务风险防范理论基础,首先从概念角度出发,对商业地产的定义进行了界定,并且列出了商业地产的特点,进一步说明商业地产已经成为城市发展的新引擎。然后,结合商业地产和住宅地产的差异性,本文对商业地产财务风险进行了分类,并且对不同类别财务风险的识别及成因进行了分析,为下文针对性的提出财务风险防范措施提供理论依据。最后,对于财务风险防范的一般措施进行了论述。 第三章为W商业地产企业开发运营阶段财务风险分析,主要以大连W商业地产企业作为本文的研究对象,对于该企业在投资评估、融资、运营等环节上可能出现的财务风险做了详细论述。 第四章为商业地产企业财务风险防范措施,主要针对第三章中可能存在的财务风险,分别提出商业地产企业财务风险防范的一般性措施和技术性措施,通过这些措施可以使商业地产财务风险发生的概率降到最低,并且将风险可能带来的损失降到最低。 第五章为结论,主要对本文研究进行总结,并对将来研究的方向进行了展望。
[Abstract]:Under the background of cooling sales in traditional residential market, commercial real estate is attracting the entry of many developers with its rich profit space. Data show that commercial real estate sales growth significantly faster than residential real estate. However, because of the characteristics of commercial real estate industry, it is different from residential real estate, and commercial real estate pays more attention to the management process after the project is completed. Therefore, commercial real estate may face more complex financial risks. How to avoid and control financial risks reasonably has become an urgent problem in commercial real estate industry. Through the study of the possible financial risks in different links of commercial real estate enterprises, this paper puts forward different preventive measures against different financial risks, and then improves the management level of commercial real estate projects. This article mainly takes W commercial real estate enterprise as the research object, explores the commercial real estate enterprise in the development and the operation process may have the financial risk, finally realizes the different risk prevention measure according to the different link financial risk. In order to accomplish this research goal, this paper mainly consists of the following structure. The first chapter is the introduction, mainly introduces the research background and significance of this article, the research status quo and the domestic and foreign related research summary, the research method, the research innovation point and the frame structure, this chapter plays a general role. Lead to the study of the core content of this paper. The second chapter is the theoretical basis of financial risk prevention for commercial real estate enterprises. Firstly, it defines the definition of commercial real estate from the perspective of concept, and lists the characteristics of commercial real estate. Commercial real estate has become a new engine of urban development. Then, combined with the difference between commercial real estate and residential real estate, this paper classifies the financial risk of commercial real estate, and analyzes the identification and causes of different types of financial risk. To provide theoretical basis for the following targeted financial risk prevention measures. Finally, the general measures of financial risk prevention are discussed. The third chapter is the financial risk analysis of W commercial real estate enterprise in the development and operation stage, mainly taking Dalian W commercial real estate enterprise as the research object of this paper, for this enterprise in the investment evaluation, financing, Operation and other links may appear on the financial risk to do a detailed discussion. The fourth chapter is the commercial real estate enterprise financial risk prevention measure, mainly in view of the third chapter possible financial risk, separately proposed the commercial real estate enterprise financial risk prevention general measure and the technical measure, Through these measures, the probability of the financial risk of commercial real estate can be reduced to the minimum, and the possible loss caused by the risk can be reduced to the minimum. The fifth chapter is the conclusion, mainly carries on the summary to this article research, and has carried on the prospect to the future research direction.
