我国个人住房消费信贷市场的问题与对策

【摘要】:伴随我国的住房制度改革逐渐深入,房地产业已经成为我国国民经济行业中十分重要行业,房地产金融业在金融市场中的地位和作用也日益的突出。所以,住房的建设及其消费,已经成为了新消费的热点和经济新的增长点。因而,金融机构根据新的发展需求,同时也为了满足居民的购房需求,进而开展个人住房消费信贷业务,它是社会经济和银行金融发展的必然选择。 本文首先介绍了有关个人住房消费信贷的相关理论;其次对我国个人住房消费信贷市场的现状进行分析,提出我国个人住房消费信贷市场普遍存在的问题,房地产市场的发展不规范;住房二级市场欠发达;风险防范机制匮乏及个人信用制度不健全;个人住房消费信贷的资金来源渠道狭窄等问题,除此之外,消费者的收入水平较低,其消费能力不足以及一些人的消费观念也制约了我国的个人住房消费信贷的发展;然后本文收集了2000—2010年的影响我国个人住房消费信贷市场因素的年度统计数据来进行多元线性回归分析,得出商品房的平均销售价格对我国个人住房消费信贷市场的影响较小,城镇居民的人均居住面积、个人住房信贷市场的违约率及城镇居民家庭人均可支配收入对个人住房消费信贷市场影响最显著;再者通过对国外个人住房消费信贷市场的发展背景以及其运作机理进行分析,并从中提炼出对发展、完善我国个人住房消费信贷市场有重要意义的经验和启示;最后针对我国个人住房消费信贷市场所存在的问题提出完善相应对策,如规范和完善我国的房地产市场的发展,进一步完善和健全我国的住房二级市场,加强政府及金融机构的监督与完善个人信用制度,加快发展我国的住房抵押贷款证券化,提高金融机构的服务质量等,以促进我国个人住房消费信贷市场的健康发展。
[Abstract]:With the deepening of housing system reform in China, the real estate industry has become a very important industry in the national economy, the real estate financial industry in the financial market position and role is increasingly prominent. The construction and consumption of housing has become a hot spot of new consumption and a new growth point of economy. Therefore, according to the new development needs, financial institutions also to meet the housing demand of residents. Furthermore, it is an inevitable choice for the development of social economy and bank finance to carry out the personal housing consumption credit business. This paper first introduces the relevant theories of personal housing consumption credit; Secondly, this paper analyzes the current situation of consumer credit market of individual housing in our country, and points out the common problems of consumer credit market of individual housing in our country, and the non-standard development of real estate market. The secondary housing market is underdeveloped; Lack of risk prevention mechanism and imperfect personal credit system; Personal housing consumption credit sources of funding channels are narrow, in addition, consumer income level is low. Its insufficient consumption ability and some people's consumption concept also restrict the development of personal housing consumption credit in our country; Then this paper collects the annual statistical data of the factors affecting the consumer credit market of individual housing in China from 2000 to 2010 to carry out multivariate linear regression analysis. It is concluded that the average selling price of commercial housing has little influence on the consumer credit market of individual housing in China, and the per capita living area of urban residents. The default rate of individual housing credit market and the per capita disposable income of urban households have the most significant influence on the individual housing consumption credit market. Thirdly, through the analysis of the development background and the operating mechanism of the foreign individual housing consumption credit market, the author abstracts the important experience and enlightenment to the development and the consummation of our country's individual housing consumption credit market. Finally, in view of the problems existing in the consumer credit market of individual housing in our country, the author puts forward the corresponding countermeasures, such as standardizing and perfecting the development of the real estate market in our country, and further perfecting and perfecting the secondary market of housing in our country. We should strengthen the supervision of the government and financial institutions, improve the personal credit system, speed up the development of mortgage securitization in China, and improve the service quality of financial institutions. In order to promote our personal housing consumption credit market healthy development.
