家豪置业有限公司5000万元贷款项目风险管理研究

【摘要】:两权分离、按期偿还的信贷资产运动在现实生活中,,会受到宏观政策、自然条件、经济发展状况以及人为的种种事先无法预料的不确定性因素的影响,致使信贷到期不能按时收回本金和利息导致信贷资产的贬值。房地产贷款引因其数额巨大,影响因素更为复杂而致使银行的信贷风险更大。近几年我国宏观对房地产进行调控,加之前期积累的房地产泡沫现象,导致房地产业更大的不确定性,尤其加大了房地产信贷风险。在此背景下,如何有效地化解信贷风险,成为广大金融工作者急待研究的一个迫切的现实问题。 本文首先分析了房地产贷款项目是银行很大的风险源,对其进行风险管理研究对于银行有重大意义,然后对国内外项目风险管理理论的研究现状作了归纳和总结,在此基础上针对家豪置业有限公司5000万元贷款项目展开风险管理研究,论文在介绍贷款企业基本情况、贷款项目具体情况的基础上,遵循项目风险识别→风险分析与评价→风险应对的风险管理流程对该贷款项目的借款人风险、项目建设风险、项目市场风险、项目偿债风险分别进行了研究,在对房地产贷款项目风险成因、风险特点及风险界定的基础上对家豪置业有限公司5000万贷款项目构建了风险评价体系,并根据该项目可行性研究报告和银行实际调查结果估算了各种风险值,并对该贷款项目的风险进行了级别界定,针对风险程度分别制定了针对四类风险的实效性强的应对措施。
[Abstract]:The movement of credit assets that are separated and repaid on time will be affected by macro policies, natural conditions, economic development and artificial uncertainties that cannot be expected in advance in real life. As a result of the failure to recover the principal and interest due to the maturity of the credit, the depreciation of the credit assets. Real estate loans lead to a greater credit risk for the banks because of its huge amount and more complicated influencing factors. In recent years, China has carried out macro regulation and control on real estate. Combined with the accumulation of real estate bubble phenomenon, leading to greater uncertainty in the real estate industry, especially increasing the real estate credit risk. In this context, how to effectively resolve the credit risk, It has become an urgent and realistic problem for the majority of financial workers to study. This paper first analyzes that real estate loan project is a great source of risk for banks, and it has great significance for banks to study risk management, and then summarizes the current research situation of project risk management theory at home and abroad. On this basis, the risk management research is carried out for the 50 million yuan loan project of Jiahao Real Estate Co., Ltd. The paper introduces the basic situation of the loan enterprise and the specific situation of the loan project, and follows the project risk identification. 鈫扲isk analysis and evaluation. 鈫扵he risk management process of the risk management has studied the borrower risk, the project construction risk, the project market risk and the project debt repayment risk of the loan project, respectively. On the basis of risk characteristics and risk definition, a risk evaluation system is constructed for the 50 million loan project of Jiahao Real Estate Co., Ltd., and various risk values are estimated according to the feasibility study report of the project and the actual survey results of the bank. The risk of the loan project is defined and the effective measures for the four types of risk are developed.
