商业地产项目全过程风险管理研究

【摘要】:商业地产项目在人员安排、物资调配以及资金周转等方面都具有极其复杂的特征,其风险管理是一个十分具有挑战性的课题。我国的商业地产开发,始于改革开放以后,但发展较为缓慢。近年来随着我国经济实力的不断提升和民众投资方式的不断改变,商业地产的开发速度不断提升起来。但是,项目实施缺乏计划性和风险管理意识淡薄的问题也较为突出,在一定程度上导致了项目管理水平很难得到提升。本文主要以海纳商城建设项目为依托,针对目前商业地产所面临的市场宏观环境,以及此类项目开发过程中风险管理的现状,对商业地产开发全过程的风险管理问题进行了有针对性的研究。首先,论文全面阐述了商业地产风险管理研究背景、研究目的和意义。然后,总结了国内外在项目风险管理方面的研究,通过对项目风险管理理论的学习和分析,提出针对当前商业地产开发项目的风险管理办法。根据海纳商业地产的特点,结合建设工程风险管理的各种理论,对项目建设全过程中可能会出现的风险因素进行全面识别,同时找出需要重点关注和管理的风险因素;以定性和定量的方法,对各项风险因素进行了分析和评价;提出具体可行的风险防范和控制措施,用较小的管理成本,最大限度地降低风险损失的可能。
[Abstract]:Commercial real estate projects have extremely complex characteristics in personnel arrangement, material allocation and fund turnover, and its risk management is a very challenging subject. The development of commercial real estate in China began after the reform and opening up. However, the development of commercial real estate has been slow. In recent years, the development of commercial real estate has been increasing with the development of our country's economic strength and people's investment mode. However, The problems of lack of planning and weak awareness of risk management in the implementation of the project are also more prominent, which to some extent lead to the difficulty of improving the level of project management. This paper mainly relies on the construction project of Haina Mall. Aiming at the market macro environment faced by commercial real estate at present, and the present situation of risk management in the process of development of such projects, this paper makes a targeted study on the risk management in the whole process of commercial real estate development. The research background, purpose and significance of commercial real estate risk management are expounded in this paper. Then, the research on project risk management at home and abroad is summarized, and the theory of project risk management is studied and analyzed. According to the characteristics of Hainer commercial real estate and various theories of risk management in construction project, the risk factors that may appear in the whole process of the construction of the project are fully identified, according to the risk management method of the current commercial real estate development project. At the same time, the risk factors that need to be focused on and managed are found out; the risk factors are analyzed and evaluated by qualitative and quantitative methods; the concrete and feasible risk prevention and control measures are put forward, and the management costs are reduced. Minimize the likelihood of risk loss.
