某大型住宅项目施工进度控制研究

【摘要】：在当前竞争相当激烈的建筑施工市场中,企业若想要在市场竞争中谋生存、发展,关键在于企业能否为社会提供工期短、质量高、造价低的建筑产品。施工进度管理是项目管理的核心内容,施工企业应该在这方面探索出一套科学易行的方法。本文首先总结了国内外关于项目进度控制的研究概况,并对现有进度管理的理论进行了论述,包括施工进度管理的原理、过程及方法,指出进度控制的重要性;接着以本人所参与施工的某大型住宅项目为研究背景,实地取材,资料及数据来源可靠,根据该项目的概况及合同要求的工期,分析并制定了针对性分项施工方案,及项目施工进度控制计划。在进度控制上,通过利用甘特图和网络计划图清晰、直观表示出项目的进度计划,并在项目进度控制过程中制定有效落实保证措施,不断收集实际进度数据,将其汇总整理,并将整理后的数据与原施工进度计划进行比较分析、抓住其中重点难点,最后制定相应的优化方案使施工进度满足计划要求。通过某大型住宅项目的进度控制过程,掌握了进度控制的落实必须具有有效的保障措施,在进度控制的过程中抓住重点难点,尤其是用工难、工价高等难题,深入了解、掌握第一手信息,并结合所学的知识提出了一些实际的改进措施,包括工期的保证措施,如有组织措施、合同措施、经济措施、后勤保障措施、培训提升机制等。确保工程项目进度按计划如期完成。本文采用的进度控制方法和措施对类似工程项目有一定的参考价值。
[Abstract]:In the current construction market, if enterprises want to survive and develop in the market competition, the key lies in whether the enterprise can provide the society with short construction period and high quality. Construction schedule management is the core content of project management. Construction enterprises should explore a set of scientific and feasible methods in this respect. Firstly, this paper summarizes the research situation of project schedule control at home and abroad. The current theory of schedule management is discussed, including the principle, process and method of construction schedule management, and the importance of schedule control. The data and data sources are reliable. According to the general situation of the project and the time limit required by the contract, this paper analyzes and formulates the specific construction plan and the construction schedule control plan. By using the Gantt chart and the network plan chart to express the progress plan of the project intuitively, and in the process of the project schedule control, the effective implementation guarantee measures are worked out, and the actual progress data are continuously collected and sorted out. And compare the data with the original construction schedule, grasp the key points and difficulties, finally make the corresponding optimization plan to make the construction schedule meet the requirements of the plan. Through the progress control process of a large residential project, To master the implementation of progress control must have effective safeguards, in the progress control process to grasp the key difficulties, especially difficult to use, wage problems, in-depth understanding, grasp first-hand information, Combined with the knowledge learned, some practical improvement measures are put forward, including the guarantee measures for the duration of the project, such as organizational measures, contract measures, economic measures, logistics support measures, Training promotion mechanism, etc. To ensure that the project progress is completed according to schedule. The progress control methods and measures adopted in this paper have certain reference value for similar projects.
