基于价值视角的房建工程变更对工程造价影响的研究

【摘要】:由于房建工程项目自身具有一次性、动态性、复杂性等特点,任何项目的工程变更都是不可避免的。随着工程项目的建设规模越来越大,业主方对房建项目的各方面要求逐步提高,项目的建设过程和建设方法日趋复杂化多样化,使得对工程建设的控制难度加大,工程变更的发生概率增加。随着近几年我国房屋价格的快速上涨,投资人对房建项目工程造价的关注度越来越高,房建项目的工程造价控制是项目管理的重点,而工程变更必然会导致工程造价的变化。现阶段,国内外学者对工程变更的研究主要是从管理和控制方面考虑的,工程变更影响工程造价的相关研究大多是基于工程量清单计价模式的定量分析。为此,本文在实际案例分析的基础上,结合现场调研、数学建模以及理论分析等方法,从价值角度对工程变更影响工程造价的相关内容进行了深入的研究,得到以下成果:(1)在实地调查、收集资料、整理分析、咨询专家的基础上选取工程变更因素,运用结构解释模型对工程变更影响工程造价的因素进行归类,辨识出工程变更类别,得到18个评价指标,六个变更类别,建立了工程变更指标体系。(2)基于灰色关联度理论和模糊数学原理,从功能分析角度出发,运用将灰色系统理论和模糊理论相结合的综合分析方法,对各工程变更类别进行数据分析,以此得出房建项目工程变更各类别的功能系数,引入价值视角理论,建立了价值工程模型。(3)从价值角度评价工程变更对工程造价的影响;并从价格角度,运用统计法进行数据分析;最后对两种结果进行综合分析。(4)通过四个建筑工程实际案例分析,确定工程变更影响工程造价较大的因素类别,具体为设计变更和施工措施变更。(5)从减少设计变更和优化施工措施内容方面着手,结合进度控制、施工协调和合同管理等多方面,进行工程变更控制的造价保障措施的探讨。
[Abstract]:Because of the one-off, dynamic and complex characteristics of the house construction project itself, the engineering change of any project is inevitable.As the construction scale of the project becomes larger and larger, the owners' demands on all aspects of the housing construction project are gradually raised, and the construction process and construction methods of the project become more and more complicated, which makes it more difficult to control the construction of the project.The probability of engineering change is increased.With the rapid rise of house price in China in recent years, investors pay more and more attention to the cost of housing construction project. The project cost control of housing construction project is the key of project management, and the change of project cost will inevitably lead to the change of project cost.At present, the domestic and foreign scholars mainly consider the project change from the aspects of management and control, and most of the related research on the engineering cost is based on the quantitative analysis of the bill of quantities pricing model.Therefore, on the basis of actual case analysis, combining with field investigation, mathematical modeling and theoretical analysis, this paper makes a deep study on the relevant contents of engineering change affecting project cost from the perspective of value.Get the following results: 1) on the basis of field investigation, data collection, analysis, consulting experts, select engineering change factors, use the structural interpretation model to classify the factors that affect the project cost, and identify the engineering change categories.Based on the theory of grey relational degree and fuzzy mathematics, this paper establishes the index system of engineering change from the angle of function analysis, and obtains 18 evaluation indexes, six categories of change, and establishes the index system of engineering change based on the theory of grey relational degree and the principle of fuzzy mathematics.By using the comprehensive analysis method which combines the grey system theory with the fuzzy theory, the data analysis of each engineering change category is carried out, and the function coefficients of the house construction project change are obtained, and the value perspective theory is introduced.The model of value engineering is established to evaluate the influence of engineering change on project cost from the perspective of value, and the statistical method is used to analyze the data from the point of view of price.Finally, through the comprehensive analysis of the two kinds of results. (4) through the analysis of four actual cases of construction projects, the categories of factors that the engineering changes affect the project cost are determined.From the aspects of reducing the design change and optimizing the content of construction measures, this paper discusses the cost guarantee measures of engineering change control from the aspects of schedule control, construction coordination and contract management.
