沈阳万科鹿特丹项目风险管理研究

【摘要】:房地产行业作为中国市场经济的重要组成部分,其对中国的经济发展具有一定的推动作用。同时,由于房地产行业受市场变化、政策变化的影响较大,因此,不确定性和风险性较高。这就要求房地产企业有对风险的识别意识和能力,降低风险、提高收益成为了房地产企业健康、平稳发展的主旋律。在研究中发现,能够平稳、快速、健康发展的房地产企业,必须具备在项目各个阶段科学地分析和预测项目风险的能力,对可能发生的风险、影响因素、变化趋势做出准确的预测,预先采取有效的措施,将风险控制在最低限度,提高企业的经济效益。本文主要是对房地产项目的风险管理进行了研究,从风险研究的基础理论、中国房地产发展历程和中国房地产的的研究现状进行了深入的分析。通过对沈阳万科鹿特丹项目一期存在的问题进行解读,以项目综合管理中的风险管理理论和方法的研究为基础,结合房地产项目生命周期的特点,建立了房地产项目全生命周期的风险管理模式,形成了房地产项目全生命周期风险管理的综合模型及房地产全生命周期风险管理操作的基本框架,为沈阳万科鹿特丹项目二期的开发提供可行性的风险管控依据。探索了解决房地产项目全生命周期实际的风险管理的一些特有方法,包括市场分析法、专家调查法、工程四化施工管理等方法。结合沈阳万科鹿特丹项目管理实践,介绍了房地产项目风险管理的主要工作内容,并结合房地产项目管理的特有方法,阐述了沈阳万科鹿特丹二期在前期准备阶段、项目施工及销售阶段、项目竣工交付阶段的风险管理方法的应用流程、应用效果,对房地产项目风险管理的框架、模式、和特有方法进行了详细的研究和分析。最后,总结了房地产项目全周期风险管理的应用方法和效果。本文为房地产项目的前期准备阶段、项目施工及销售阶段、项目竣工交付阶段的风险管理提供了有效的模型。在实践上丰富了房地产项目前期准备阶段、项目施工及销售阶段、项目竣工交付阶段的风险管理的内涵,对房地产项目全周期风险管理进行了有益的尝试和探索,为沈阳万科鹿特丹二期的前期准备阶段、项目施工及销售阶段、项目竣工交付阶段的风险管理工作起到了积极的决定性作用。
[Abstract]:As an important part of China's market economy, real estate industry plays an important role in promoting China's economic development. At the same time, because the real estate industry is affected by market changes and policy changes, uncertainty and risk are high. This requires the real estate enterprises to identify the risk awareness and ability, reduce the risk, improve the income of real estate enterprises has become a healthy and stable development of the main melody. In the study, it is found that real estate enterprises that can develop smoothly, quickly and healthily must have the ability to scientifically analyze and predict project risks at all stages of the project, and influence factors on the risks that may occur. The change trend makes accurate forecast, takes the effective measure in advance, controls the risk to the minimum limit, enhances the enterprise's economic benefit. This paper mainly studies the risk management of real estate projects, and analyzes the basic theory of risk research, the development course of Chinese real estate and the research status quo of Chinese real estate. Based on the study of the theory and method of risk management in the project integrated management and the characteristics of the life cycle of the real estate project, the problems existing in the first phase of the Shenyang Vanke Rotterdam project are analyzed. This paper establishes the risk management model of the whole life cycle of the real estate project, and forms the comprehensive model of the risk management of the whole life cycle of the real estate project and the basic framework of the risk management operation of the whole life cycle of the real estate project. To provide a feasible risk control basis for the development of Shenyang Vanke Rotterdam Project II. This paper probes into some special methods to solve the real estate project's real life cycle risk management, including market analysis method, expert investigation method, construction management method of the four types of engineering, etc. Combined with the project management practice of Shenyang Vanke Rotterdam project, this paper introduces the main work contents of real estate project risk management, and expounds the preparatory stage of Shenyang Vanke Rotterdam second phase in the early stage, combined with the special method of real estate project management. The application flow and effect of the risk management method in the stage of project construction and sale, the stage of project completion and delivery, the frame, mode, and special method of risk management of real estate project are studied and analyzed in detail. Finally, the application method and effect of real estate project whole-cycle risk management are summarized. This paper provides an effective model for the risk management in the stage of preparation, construction and sale of real estate project, and the stage of project completion and delivery. In practice, it enriches the connotation of risk management in the early stage of real estate project preparation, the stage of project construction and sale, the stage of project completion and delivery, and makes a beneficial attempt and exploration on the whole cycle risk management of real estate project. It plays an active and decisive role in the early preparation stage of Shenyang Vanke Rotterdam Phase II, the project construction and sale stage, and the risk management in the completion and delivery phase of the project.
