【摘要】：房地产业在飞速发展中面临着诸多压力,消费结构需求升级变化情况明显高于与产品生产相关的结构、消费政策、环境和理念等。提升产品及服务质量为房地产在供给侧改革中谋得长远发展的关键方向,如何利用项目管理方法提高客户满意度成为关键,其中物业管理企业在住宅前期物业验收交接管理工作中起到关键作用。本文以烟台市KHXC项目这一典型的大规模以刚需为主改善型为辅中档小区为例,研究项目管理方法在住宅前期物业验收交接管理工作这一环节的应用,对于研究烟台市及沿海地区30万平米以上中档刚需型小高层住宅项目在住宅前期物业验收交接管理工作中如何根据供给侧改革的精神引进项目管理这一先进的理论及方法有着现实意义及参考借鉴价值。本文从物业验收交接计划的定制、实施与控制、收尾与评价等环节入手,深入研究物业验收交接管理过程中如何结合供给侧改革的精神运用项目管理这一先进科学的新型管理理论与方法,规范住宅前期验收交接管理中的相关工作开展,进一步指导类似相关项目物业验收交接管理实践中加以应用和推广,为进一步规范日益成熟的烟台物业管理市场起到促进作用。
[Abstract]:The real estate industry is facing a lot of pressure in the rapid development. The situation of demand upgrading of consumption structure is obviously higher than the structure, consumption policy, environment and idea related to product production. Improving the quality of products and services is the key direction for the long-term development of real estate in supply-side reform. How to use project management to improve customer satisfaction becomes the key. Among them, property management enterprises play a key role in the transfer of residential property acceptance management. Taking Yantai KHXC project as an example, this paper studies the application of project management method in the management of residential property acceptance and acceptance. This paper studies how to introduce the advanced management of project management according to the spirit of supply-side reform in the early stage of residential property acceptance and acceptance management in Yantai City and coastal areas of Yantai City and coastal areas, 300000 square meters above 300000 square meters. The discussion method has the realistic significance and the reference value.
