精细化管控下的深圳商业用地建筑密度控制方法

【摘要】：商业用地建筑密度对城市空间景观和街道界面具有重要影响。结合国内外城市规划管理技术规定、标准与准则的案例分析,对商业用地建筑密度控制的主要方法进行总结,认为商业用地建筑密度不应是一项控制上限数值的简单行为。在"窄马路、密路网、小街廓"及城市精细化管控的背景下,文章以深圳商业用地为例,认为商业用地建筑密度的控制应从宏观角度入手,以精细化管控为目标,提出了对商业用地建筑密度进行密度分区、因素分类、指标分层的精细化控制,使商业用地建筑密度的控制更为合理和科学。
[Abstract]:The density of commercial land has an important impact on the urban landscape and street interface. Based on the case study of the technical regulations, standards and guidelines of urban planning and management at home and abroad, this paper summarizes the main methods of building density control for commercial land. It is considered that building density of commercial land should not be a simple behavior to control the upper limit value. In the context of "narrow road, dense road network, small street profile" and the meticulous control of the city, this paper takes commercial land in Shenzhen as an example. It is considered that the control of building density of commercial land should be carried out from the macroscopic angle, aiming at fine management and control, and the density zoning, the classification of factors, and the fine control of index stratification are put forward for the density division of commercial land density, the classification of factors and the fine control of index stratification. Commercial land density control is more reasonable and scientific.
