【摘要】：中铁一局综合服务楼项目建设工程的可行性研究,主要内容包括:项目建设规模,项目周边调研分析,投资估算与融资方案,建设方案、环境保护、风险分析。中铁一局综合服务楼的建设是以中铁一局办公需求为依据,客观、合理的进行统一规划,不仅要从本单位发展的实际出发,还要具有适当的超前眼光和超前意识,办公、公寓面积及建筑要求应满足未来业务发展需要。通过对项目周边进行调研分析,明确项目的定位和开发方案,对中铁一局综合服务楼建成后的效益分析,最终确定两种开发方案,一种以长期持有物业为主,一种部分物业进行出售,部分物业采取长期持有,并选取长期持有的方案使集团公司利益最大化,社会效益最大化。本项目将从中铁一局综合服务楼的实际需求及投资资金的情况出发,通过方案设计及环境保护、风险分析后确定本工程建设规模为70458m2。本建筑物设计的建筑高度为99.3m。主楼及地下二层停车场一次建成,使作为生产经营的场地全部投入使用,及时产生经济及社会效益,一步到位满足远期的需求。中铁一局综合服务楼的建成,有利于提升良好的中铁一局形象和社会地位,提升了中铁一局企业的社会美誉度,增强了合作方对中铁一局的合作信心,大大增加了中铁一局的社会竞争能力,提高了中铁一局与商家的谈判能力。通过以上分析得出,综合服务楼工程可行的初步结论。
[Abstract]:The feasibility study of the comprehensive service building project of China Railway first Bureau mainly includes: project construction scale, project peripheral investigation and analysis, investment estimation and financing scheme, construction plan, environmental protection, risk analysis. The construction of the Comprehensive Service Building of the first China Railway Corporation is based on the office needs of the first China Railway Corporation, objectively and rationally carrying out unified planning. It should not only proceed from the actual development of the unit, but also have the proper foresight and awareness to work. Apartment area and building requirements should meet future business development needs. Through investigating and analyzing the surrounding of the project, defining the location and development plan of the project, and analyzing the benefit of the comprehensive service building of the China Railway first Bureau after completion, two development schemes are finally determined, one of which is mainly to hold property for a long time. A part of the property is sold, part of the property is held for a long time, and the long-term holding scheme is chosen to maximize the interests and social benefits of the group company. The project will start from the actual demand and investment funds of the integrated service building of the first Railway Bureau. Through the project design and environmental protection, the risk analysis will determine the construction scale of the project is 70458 m2. The height of the building is 99.3 m. The main building and the underground second floor parking lot are built once, so that as the production and operation of the site all put into use, timely economic and social benefits, in one step to meet the long-term demand. The completion of the Comprehensive Service Building of the first China Railway Corporation is conducive to enhancing the image and social status of the first China Railway Corporation, enhancing the social reputation of the first Corporation of China Railway Corporation, and enhancing the cooperative confidence of the partners in the cooperation of the first China Railway Corporation. This has greatly increased the social competitiveness of the first China Railway Bureau and enhanced the negotiating ability of the first China Railway Corporation and the businessmen. Through the above analysis, the comprehensive service building project feasible preliminary conclusion.
