绅士化视角下苏州古城传统街区空间优化策略研究

【摘要】:基于“绅士化”视角,审视苏州古城传统街区的发展,认为绅士化虽提升了古城传统街区的物质空间环境,但也带来日益严峻的社会-空间结构失衡问题,主要包括社会结构分异化、居住空间碎片化和公共服务失衡化。造成该现象的主要原因是,在土地稀缺、房价日益趋高和古城建筑高度限制等政策限制的多重压力之下,古城住房市场发展、产业升级转型、社会网络与传统文化维系陷入困境:(1)普通商品房开发停滞、别墅项目成为趋势,门禁社区排他性现象及社会网络的破坏现象严重;(2)别墅项目的开发与销售举步维艰,碎片化、“孤立化”的“高端住区”与周边环境格格不入,市场吸引力下降,存量住房出现空置;(3)旧街坊住区产权关系复杂、改造路径单一,“沦陷”为弱势群体的聚居地,中等收入水平以下人群占古城区常住人口的80%,加剧社会结构的两极化,严重破坏历史街区的物质空间环境;(4)旅游业的快速发酵,催生一批以面向游客为主的商业街“高档化”改造,忽视本地居民需求和传统价值观念,对古城特色旅游品牌造成威胁。鉴于古城传统街区的绅士化发展趋势不可避免,分析绅士化的动力机制和内在机理,提出促进各阶层共生的应对策略:如建立合理的住区功能结构,构建以公共空间为桥梁的混合居住模式、通过调整社会公共资源,强化以“中间阶层”为媒介的文化交流、以优化协作治理平台为路径,突显以居民自组织和多元合作为特色的市场运机制,为古城传统街区的社会-空间双向优化寻觅新的思路和方法,彰显古城地域特色。
[Abstract]:Based on the view of "Gentleness", this paper examines the development of the traditional block of Suzhou ancient city, and thinks that the gentrification has promoted the material space environment of the traditional district of the ancient city, but it has also brought about the increasingly serious problem of the imbalance of social-spatial structure. It mainly includes the alienation of social structure, fragmentation of living space and imbalance of public services. The main reasons for this phenomenon are the development of the housing market and the upgrading of industries in ancient cities under the pressure of policy constraints, such as the scarcity of land, the increasing rise in house prices and the high restrictions on the construction of ancient cities. Social network and traditional culture maintain into a dilemma: 1) the development of ordinary commercial housing stagnates, the villa project becomes a trend, and the phenomenon of exclusion of the access control community and the destruction of the social network are serious. 2) the development and sale of the villa project is difficult and fragmented. The "isolated" high-end residential area "is incompatible with the surrounding environment, and the market attractiveness is declining, and the stock housing becomes vacant. The property right relationship of the old neighborhood residential area is complex, the transformation path is single, and the" enemy-occupied "residential area is the settlement of the disadvantaged group. The population below the middle income level accounts for 80% of the resident population in the ancient urban areas, exacerbating the polarization of the social structure and seriously damaging the material space environment of the historical blocks. A group of "high grade" transformation of the shopping street, which is oriented to tourists, has been accelerated, ignoring the needs of local residents and traditional values, and threatening the tourism brands with the characteristics of the ancient city. In view of the inevitable development trend of gentrification in the traditional districts of ancient cities, the dynamic mechanism and internal mechanism of gentrification are analyzed, and the countermeasures to promote the symbiosis of all strata are put forward, such as the establishment of a reasonable functional structure of residential areas, By adjusting the social public resources, strengthening the cultural exchange with the "middle class" as the medium, and optimizing the cooperative governance platform as the path, we should build a mixed housing model with public space as the bridge. The market transportation mechanism, which is characterized by residents' self-organization and multi-cooperation, is highlighted to find new ideas and methods for the social and spatial optimization of the traditional neighborhoods of the ancient city, and to highlight the regional characteristics of the ancient cities.
