厦门轨道交通站点周边存量用地再开发模式与策略研究
[Abstract]:Since the reform and opening up to the outside world, the contradiction between supply and demand of land in urban construction in China has become increasingly prominent, and the model of urban development based on extension has been unable to continue. This puts forward a new requirement for intensive land use in urban planning. As an important source of urban construction land in the future, the stock of land is of great significance to the optimization and intensive development of urban layout, and the rail transit construction, as a new driving force of urban development, has a strong role in promoting the re-development of stored land. Scientific and effective exploitation and utilization of land around rail transit stations has become a new topic for sustainable development of cities. Based on the analysis of the development law of the land around the rail transit station and the summary of the re-development conditions of the stock land, the feasibility of collaborative development between the rail transit station and the stock land is put forward in this paper. And the necessity of mining the potential value of the stock land in the process of development. Secondly, on the basis of the interactive relationship between rail transit and the development of the stock land, the evaluation system of the value potential of the stock land around the rail transit station is designed, and the evaluation system of the value potential of the stock land is designed. In order to obtain the three classification criteria of high potential, middle and low land storage around the rail transit station, and to propose the development mode for each type, finally, the re-development mode of the reserve land around the rail transit station is constructed. Finally, the author makes an empirical analysis on Wenchao Station of Xiamen Urban Rail Transit Line 1, evaluates the value potential of the reserve land around Wenzao Station, and leads the re-development of its stock land through the evaluation results. This paper puts forward the development strategy and puts forward some suggestions for the improvement of the related planning, which provides the basis for the re-development planning of the reserve land around Wenzao Station. This paper re-determines and classifies the land used in stock, combines the comprehensive development of rail transit, resorts the train of thought of re-development of land in stock, and scientifically analyzes and obtains the choice of mode of re-development of land in stock. In this paper, a set of development mode is constructed, which is based on the determination, evaluation and re-development of land, and through the empirical study of Wenzao Station of Xiamen Rail Transit Line 1, the classification and evaluation results of the reserve land around Wenzao Station are obtained. Specific development strategies and suggestions for upgrading the related planning are put forward, which provides a new way of planning for the re-development of the existing land around rail transit stations.
