基于“桃花岛T-02、T-03地块”的城市存量空间有机更新研究

【摘要】:现阶段进行的城市存量空间和存量资源更新过程中,更多的目光都集中在工业遗产的去工业化、城市滨水空间更新、历史文化街区更新、城中村改造等功能区域,但是对于城市基础设施等存量资源没有引起我们足够的重视。城市基础设施是城市赖以生存和发展的基础,也是产生城市集聚效应的决定性因素,但是城市规模不断扩大后这些设施又极大的阻碍城市发展,同时也给周边的市民生活带来了非常大的影响。温州市滨江商务区桃花岛片区T-02、T-03地块作为城市中市政基础设施的一个集聚区域,也遇到了上述问题,在这样的背景下,本文以T-02、T-03地块的设计实践为例,重点讨论与研究城市发展区域的城市基础设施用地存量空间提升与改造。本文分别从土地变更与功能复合、空间整合与重塑形象、市场运作与公众参与三个不同层次探讨研究市政基础设施等存量空间的城市更新。首先,从整体层面对原有功能进行梳理,在土地变更与功能复合的基础上进行可行性分析;;其次,从技术提升角度分析提升可能并从城市空间和城市形象的角度提出新的城市设计意向;最后,进行市场化的运作,合理设计开发时序,形成新的功能集聚和城市更新的扩散效应。本文探讨的城市基础设施等存量空间虽然以温州市滨江商务区桃花岛片区T-02、T-03地块为例,但从中亦可观察出一定程度上的城市存量空间特别是城市基础设施进行城市更新改造的共性,以期许本文研究成果对浙江或者全国城市存量空间进行城市更新提供一定的参考价值。
[Abstract]:In the process of urban stock space and resource renewal at present, more attention has been paid to the functional areas such as the de-industrialization of industrial heritage, the renewal of urban waterfront space, the renewal of historical and cultural blocks, the transformation of villages in the city, and so on. However, we do not pay enough attention to the urban infrastructure and other stock resources. Urban infrastructure is the basis for the survival and development of the city, and also the decisive factor to produce the effect of urban agglomeration. However, after the continuous expansion of the size of the city, these facilities have greatly hindered the development of the city. At the same time, it has also brought a great impact on the lives of the surrounding citizens. As a concentrated area of municipal infrastructure in Wenzhou Binjiang Business District, the Taohuadao District of Wenzhou City, as a gathering area of municipal infrastructure, this paper also encountered the above-mentioned problems. Under this background, this paper takes Tx02, as a cluster area of the city's municipal infrastructure, in this paper, with the help of Tx02, As an example, the paper discusses and studies the improvement and transformation of urban infrastructure land storage space in urban development area, as an example of the design practice of Tx03 block. This paper discusses the urban renewal of urban storage space such as municipal infrastructure from three different levels: land change and functional composition, spatial integration and reconstruction of image, market operation and public participation. First of all, from the overall level of the original function to comb, on the basis of land change and functional composite on the basis of feasibility analysis; Secondly, it analyzes the possibility of upgrading from the angle of technology upgrading and puts forward the new urban design intention from the angle of urban space and urban image. Finally, carry on the market-oriented operation, design the development time sequence reasonably, form the new function cluster and the city update diffusion effect. In this paper, the urban infrastructure and other storage space, although the Wenzhou Binjiang Business District Taohuadao District, Tsuo 02, Tx03 block as an example, However, it is also possible to observe the commonness of urban stock space, especially urban infrastructure, for urban renewal and transformation to a certain extent. It is expected that the results of this study will provide some reference value for the urban renewal of the urban stock space in Zhejiang or the whole country.
