我国新型城镇化对房地产业发展的影响研究

【摘要】:房地产业作为我国经济的基础性产业、支柱性产业,为我国的经济发展和社会建设作出重大贡献,深深影响着我国经济社会进步、人民安居乐业。随着城镇化发展,大量的农村剩余劳动力及非农人口涌入城镇,他们工作、生活及消费的行为增加了对房地产业市场的需求,同时对房地产市场的健康稳定发展有了更高的要求,促进房地产的发展速度及发展质量。而传统城镇的快速发展,导致对房地产市场的需求迅速上涨,市场需求的急增导致大量的问题出现,这些亟待解决的问题给政府和居民生活带来沉重的负担,对房地产业及城镇化的健康持续发展产生了阻碍作用。在新型城镇化进程中,对房地产市场的需求不仅仅在于数量,更注重质量,在新型城镇化的背景下,如何实现房地产市场健康、稳定、长期的可持续发展是值得研究的问题。本文在研读国内外学者现有的相关文献和研究成果的基础上,对传统城镇化、新型城镇化以及房地产业相关理论进行了梳理,对我国目前城镇化和房地产现状及存在的问题进行了深入分析,阐述了在新型城镇化背景下房地产业面临的机遇和挑战,从定性方面探讨了城镇化的发展进程对房地产市场需求的影响机制,运用纵向比较法分析了城镇化进程对房地产投资额、房地产价格的影响,在理论研究上明确了新型城镇化发展对房地产业发展的促进作用。从实证研究的角度,首先对城镇化率、房地产投资额、房地产市场需求以及房地产价格序列进行平稳性分析,其次将他们进行协整检验,最后在横向与纵向上运用格兰杰因果检验方法对我国城镇化水平与我国房地产投资额、房地产市场需求、房地产市场价格进行了因果关系检验,实证结果表明,新型城镇化水平的提高对房地产投资额、房地产市场需求、房地产市场价格起到积极作用。最后,针对制约我国新型城镇化与房地产市场发展的不协调因素,如城镇建设过程中过度扩张、城镇建设缺乏科学合理的规划、对土地资源的粗放利用以及房地产市场无秩序发展,提出了在新型城镇化背景下我国房地产业健康可持续的政策建议:重视开发新城及旧城改造,做好城镇人口对住房需求的合理预测,编制科学合理的城镇总体发展规划,根据当地文化发展房地产业。
[Abstract]:As the basic industry and pillar industry of our economy, the real estate industry has made great contributions to the economic development and social construction of our country, which has deeply affected the economic and social progress of our country and the people living and working in peace and contentment. With the development of urbanization, a large number of rural surplus labor and non-agricultural population poured into cities and towns. Their behavior of working, living and consuming increased the demand for the real estate market. At the same time, there are higher requirements for the healthy and stable development of the real estate market, to promote the development speed and quality of real estate. The rapid development of traditional towns leads to a rapid rise in demand for the real estate market, and a rapid increase in market demand leads to a large number of problems, which urgently need to be solved bring a heavy burden to the government and residents. It hinders the healthy and sustainable development of real estate industry and urbanization. In the process of new urbanization, the demand for real estate market lies not only in quantity but also in quality. Under the background of new urbanization, how to realize the healthy, stable and long-term sustainable development of real estate market is worth studying. On the basis of studying the existing literature and research results of scholars at home and abroad, this paper combs the theories of traditional urbanization, new urbanization and real estate industry. This paper deeply analyzes the present situation and problems of urbanization and real estate in China, and expounds the opportunities and challenges faced by the real estate industry under the background of new urbanization. This paper discusses the influence mechanism of urbanization on the demand of real estate market qualitatively, and analyzes the influence of urbanization process on real estate investment and real estate price by means of longitudinal comparative method. In the theoretical study, the new type of urbanization on the promotion of real estate development role. From the perspective of empirical research, first of all, the urbanization rate, real estate investment, real estate market demand and real estate price sequence are analyzed stably, and then cointegration tests are carried out. Finally, the paper uses Granger causality test to test the causality between urbanization level and real estate investment, real estate market demand and real estate market price. The improvement of new urbanization level plays a positive role in real estate investment, real estate market demand and real estate market price. Finally, aiming at the uncoordinated factors that restrict the development of new urbanization and real estate market in China, such as excessive expansion in the process of urban construction, the lack of scientific and reasonable planning for urban construction. Based on the extensive utilization of land resources and the disorderly development of the real estate market, this paper puts forward some policy suggestions for the healthy and sustainable development of the real estate industry in China under the background of new urbanization: pay attention to the development of new cities and the transformation of old cities. It is necessary to make a reasonable forecast of the housing demand of the urban population, to draw up a scientific and reasonable overall urban development plan, and to develop the real estate industry according to the local culture.
