H商业银行个人住房贷款风险控制研究

【摘要】:如何能够既大力发展市场经济又能够将个人住房贷款业务的风险控制在一个安全范围内,使两者达到这样一个平衡关系,提升现今个人住房贷款业务的风险控制能力,是促进我国商业银行市场正常发展的一个重要问题。 分析现今我国个人住房信贷业务中的风险现状,找到风险的原因所在,具体表现为银行与客户之间的信息不对称、市场行为和监管不规范、信用体系和外部法律制度不完善不健全等,而从银行自身来说,内部管理制度落后也是形成个人住房贷款风险的主要原因。然后,根据这些理论分析,结合H银行个人住房贷款现状,提出防范对策,强调规范市场行为,使银行成为真正的市场主体,建立科学的个人信用体系,提高商业银行对风险的防范能力等措施。 本文共有五部分,第一部分是绪论,主要叙述了本文的研究背景和意义,国内外研究现状以及本文研究的目标和内容;第二部分是商业银行个人住房贷款风险管理相关理论,主要阐述了个人住房贷款风险类型方面以及造成这些个贷风险的原因;第三部分是结合H银行个人住房贷款业务风险现状,分析了该行的个人住房贷款业务风险存在的问题;第四部分是完善H银行个人住房贷款风险控制的建议。 所以,本文结合H银行个人住房贷款业务的实际运营状况,运用理论结合实际、中外比较的方法多角度的解析该银行个人住房贷款业务的风险类型及成因,并提出一些控制风险的办法,因此本文在一定程度上具有较强的理论和现实意义。
[Abstract]:How can we develop the market economy and control the risk of personal housing loan business within a safe range, so as to achieve such a balance between the two, so as to enhance the risk control ability of personal housing loan business? It is an important problem to promote the normal development of commercial bank market in our country. This paper analyzes the present situation of risk in personal housing credit business in China, and finds out the causes of the risk, which are manifested in the asymmetry of information between banks and customers, and the non-standard market behavior and supervision. The credit system and the external legal system are not perfect and so on, and from the bank itself, the backward internal management system is also the main reason for the formation of personal housing loan risk. Then, according to these theoretical analysis, combined with the current situation of individual housing loan in H Bank, the paper puts forward the preventive measures, emphasizes on standardizing the market behavior, makes the bank become the real market subject, and establishes a scientific personal credit system. To improve the ability of commercial banks to guard against risks and other measures. This article has five parts, the first part is the introduction, mainly narrates the research background and the significance, the domestic and foreign research present situation as well as this article research goal and the content; the second part is the commercial bank individual housing loan risk management correlation theory, It mainly expounds the risk types of personal housing loan and the causes of these risks. The third part analyzes the problems existing in the personal housing loan business risk of H Bank combined with the present situation of the personal housing loan business risk. The fourth part is to perfect H bank individual housing loan risk control suggestion. Therefore, this paper analyzes the risk types and causes of individual housing loan business of H Bank from different angles by combining theory with practice and comparing Chinese and foreign methods. Some methods of controlling risk are put forward, so this paper has strong theoretical and practical significance to some extent.
