中国民生银行地产金融事业部南昌分部信贷业务提升策略研究

【摘要】:近几年,由于受到内外部环境的影响,我国宏观经济发展速度放缓。但同比宏观经济发展现状不同的是我国房地产行业却迎来了新的发展期。2016年在房地产去库存的背景下,我国房地产市场火爆,多个热点城市的房价快速上涨。房地产行业作为资金密集型行业,房地产开发企业在项目开发与运营的过程中需要大量的资金。因此,是否拥有充裕的资金已成为房地产开发企业发展的重要要素之一。本文研究以中国民生银行房地产金融事业部南昌分部为研究对象,通过研究得出以下结论。中国民生银行房地产金融事业部南昌分部的地产金融业务主要存在以下几个问题:第一,融资流程设计基于传统业务,创新业务内生机制不足;第二,客户融资产品仍主要以传统产品为主,创新产品运营不足;第三,房地产信贷业务新产品风险防控不足,影响创新产品的风险控制;第四,人才团队不足,制约业务进一步拓展。为了进一步提升中国民生银行房地产金融事业部南昌分部的地产金融业务,本文提出以下相关改进策略:第一,深化事业部改革,优化内部融资流程,创新内生机制;第二,加强同业间广泛的开展合作,深化客户关系管理;第三,加强房地产金融业务的风险管理;第四,培养与引进人才,组建专业化的投资银行团队。本文的研究对于优化中国民生银行地产金融事业部业务具有一定的意义,一方面能够完善中国民生银行地产金融事业部的业务体系,另一方面能够有效激励员工的工作积极性,全面提升事业部的经营业绩。同时,本文的研究也为同类型企业的业务优化提供借鉴。
[Abstract]:In recent years, due to the impact of internal and external environment, China's macroeconomic development slowed down. But what is different from the macro-economic development is that China's real estate industry has ushered in a new development period. Under the background of real estate destocking in 2016, China's real estate market is booming, and housing prices in many hot cities are rising rapidly. Real estate industry as a capital-intensive industry, real estate development enterprises need a lot of funds in the process of project development and operation. Therefore, whether to have sufficient funds has become one of the important elements of the development of real estate development enterprises. This paper takes Nanchang Branch of China Minsheng Bank's Real Estate Finance Department as the research object and draws the following conclusions through the research. The real estate finance business of Nanchang Branch of China Minsheng Bank Real Estate Finance Department has the following main problems: first, the financing process design is based on the traditional business, and the innovative business endogenous mechanism is insufficient; second, Customer financing products are still mainly traditional products, the operation of innovative products is insufficient; third, the risk prevention and control of new products in real estate credit business is insufficient, which affects the risk control of innovative products; fourth, the talent team is insufficient. Restrict the further expansion of business. In order to further enhance the real estate finance business of Nanchang Branch of China Minsheng Bank Real Estate Finance Division, this paper puts forward the following relevant improvement strategies: first, deepen the reform of the Division, optimize the internal financing process, and innovate the endogenous mechanism; second, Strengthen the extensive cooperation between the industry, deepen customer relationship management; third, strengthen the risk management of real estate financial business; fourth, train and introduce talents, set up specialized investment bank team. The research of this paper has certain significance to optimize the real estate finance business of Minsheng Bank of China. On the one hand, it can perfect the business system of the real estate finance department of Minsheng Bank of China, on the other hand, it can effectively stimulate the enthusiasm of employees. Improve the overall business performance of the division. At the same time, the study of this paper also provides a reference for the business optimization of the same type of enterprises.
