旅游地产项目开发模式选择与评价

近年来,旅游房地产作为一种可以实现资源、经济和生态可持续发展的创新模式,在我国得到了迅速发展,旅游房地产逐渐成为新的投资热点。旅游房地产的健康发展对于旅游业由规模经济向系统经济的发展模式转变具有积极作用,对推动房地产业和旅游业的进一步融合、对两大产业的良性互动发展也具有重要意 义。而目前国内学者对于这个方面的研究还不是很充分、很深入,本文就是基于此研究了影响旅游地产项目开发模式选择与评价的因素,并且运用定性与定量相结合的策略进行了体系的构建、模型的建立和实证的浅析浅析。论文首先对旅游房地产的一些基本不足进行研究和探讨,在参考前人的研究基础上重新界定了旅游房地产的概念,并对旅游房地产发展的相关理论进行了初步探索,认为旅游房地产的发展符合旅游业发展的系统经济特点,顺应了我国城市发展的大背景;在结合目前国内学者的研究基础上对旅游房地产项目的开发模式进行了分类,文章把旅游地产项目的开发模式划分为四类:以提供第一居所为目的的景区住宅开发、以旅游度假为目的的度假房地产开发、商务度假开发模式、综合性旅游地产开发模式;并在研究了大量案例的基础上概括了各种模式的特点,这些特点是决定旅游地产项目能否成功开发的前提条件。同时,对影响旅游地产项目开发模式选择与评价的各方面因素进行浅析浅析,综合各种开发模式的关键因素和各方面因素,我们建立了旅游地产项目开发模式选择与评价的备选指标体系,在运用相关性浅析浅析和定性浅析浅析等策略对指标进行筛选之后,确立了本文的指标体系。接下来采用层次浅析浅析法确定各指标的权重,然后运用模糊综合评价法建立模型;最后以临潼温泉项目——西安东花园为例进行实证研究,证明该模型是可行的。

【Abstract】 Warm up in recent years as a kind of innovation pattern real-estate for tourism has been keep rapid development that can realize resource and economic and ecological sustainable development. The tourism real estate becomes the new popular investment spot. The tourism real estate healthy development is advantageous in the tourism industry development model from large-scale production to system of economy. At the same time, the tourism real estate helps to realize the combination of tourism industry and real estate, have facilitation to the development of national economy. At present, the study for scholar at home is not plenty or thorough. The text researches the method of choice and evaluates for exploitation pattern of tourism real estate item based upon this.The paper firstly studies some basic questions of tourism real estate, in summarizes the predecessor’s research results, give tourism real estate a new concept. The paper analysis its superiority characteristic and the economical characteristic, and have made the more thorough theoretical analysis to the tourism real estate formation. The development of tourism real estate accords with the economic characteristic of system of tourism industry development, comply with the great background of managing the city. At the same time, for it is a synthesis subject on the edge, the academic study isn’t perfect. So the author takes study in the Choice and Valuation of Mode in Exploiting Tour Real Estate. From qualitative and quantificational ways the author researches this problem in depth. Firstly the author carves up the mode in exploiting tour real estate in a new way, also he studies the characters of each mode. Then he makes detailed investigation with inside and outside factors which influences the choice of mode in tour real estate. Then he analyses all factors which are relatively with tourism real estate, then he colligates the key factor and common factors and establishes the preparing target system. Then he uses the method of relativity analysis to filtrate the targets, constitutes textual system. He adopts arrangement analytical method to ensure each target’s tentative weight. At last author establishes a system to evaluate the target from Fuzzy Comprehensive Appraising. At last he imports a hot well item in Lin Tong—The east garden for Xian as an demonstration study from which the research harvest comes.
