青岛YKD产业园项目可行性研究

【摘要】：青岛是区域性经济中心城市,经济总量位居全国城市前列,目前规划或实际拥有一定研发功能的产业园和大企业研发中心,但布局分散,缺少集中的供研发机构成长、研发成果转化和交流的空间。青岛GML厂位于青岛JS区核心区内,区位优势明显,为充分利用GML厂的工业遗产,推进大众创业、万众创新,发展创业服务,建设创业创新平台,支持先进制造业发展、增强核心竞争力,同时加快“互联网+”等新兴产业的发展,为区域经济发展注入活力与动力,青岛HC公司提出对GML厂进行改造,建设青岛YKD产业园。本文从现代项目管理中的可行性研究基本理论着手,对JS区核心区青岛YKD产业园项目的建设方案、环境影响、经济效益、生态环境效益及社会效益、风险评估与应对等方面进行细致的论证和评价。在SWOT分析中,本项目优势劣势、机遇挑战;在财务计划现金流、投资现金流、资本金现金流、偿债备付率、利息备付率等经济指标的评估中,本项目数据也均可实现盈利;此外,本项目污染量不大且对周边生态环境影响较小,在排除各类风险因素制约后,项目还可为区域发展作出贡献,促进JS核心区的和谐氛围,最终得出青岛YKD产业园项目可行的结论。通过对YKD产业园的可行性研究,能够最大程度降低项目建设失败风险,降低项目建设成本,加快项目进度,保证项目顺利实施,同时可为李沧区乃至青岛市内其他产业园建设项目提供丰富的经验借鉴。
[Abstract]:Qingdao is a regional economic center, the total economic volume of cities in the forefront of the country, the current planning or actual R & D functions of industrial parks and large enterprises R & D center, but the layout is scattered. Qingdao GML plant is located in the core area of JS area of Qingdao, the location advantage is obvious, in order to make full use of the industrial heritage of GML plant. Promote mass entrepreneurship, innovation, development of entrepreneurial services, build entrepreneurial innovation platform, support the development of advanced manufacturing industry, enhance core competitiveness, and accelerate the development of "Internet" and other emerging industries. In order to inject vitality and power into regional economic development, Qingdao HC Company proposes to transform GML plant and build Qingdao YKD Industrial Park. This paper starts with the basic theory of feasibility study in modern project management. The construction scheme, environmental impact, economic benefit, ecological environmental benefit and social benefit of Qingdao YKD Industrial Park project in JS core area are discussed. In the SWOT analysis, the advantages and disadvantages of the project, opportunities and challenges; In the evaluation of financial plan cash flow, investment cash flow, capital cash flow, repayment reserve ratio, interest reserve ratio and other economic indicators, the project data can also achieve profitability; In addition, the amount of pollution of the project is small and the impact on the surrounding ecological environment is small. After removing all kinds of risk factors, the project can also contribute to regional development and promote the harmonious atmosphere of JS core area. Finally get the conclusion that Qingdao YKD Industrial Park project is feasible. Through the feasibility study of YKD Industrial Park, it can minimize the risk of project construction failure, reduce project construction costs, and accelerate the project progress. To ensure the smooth implementation of the project, and to provide rich experience for the construction of other industrial parks in LiCang District and Qingdao.
