GIS技术在房地产估价中的应用研究

【摘要】:随着我国房地产业的快速发展,作为其重要组成部分的房地产估价业,也有了较大发展。房地产估价由于其产业发展及理论研究都不够成熟,估价方法还不够完善,估价效率还普遍偏低,估价质量不高等现象,,这影响了估价业的健康发展。因此,进行房地产评估原理方法的研究显得极其需要。 本研究以评估业出现的状况为探讨的原点,以本国和其他国家研究人员的研究结论为基石,参照本国在该行业现实工作中的实际情况,按照灰色理论和模糊数学原理,创建以这些理论为基础的估价结构模型,并将这些结构模型与GIS技术集成,建立GIS体系下的评估系统。 在确定本文选题,明确本文研究思路及方法之后,本文首先对估价的原理、方法进行了阐述,然后分析了估价工作的困难所在及估价实践中出现的问题:在对可比实例进行选择时存在随意性,在对特征因素进行修正时存在主观及不完备性,在对房地产最终价格求取时存在主观性等;其次利用灰色关联分析理论的关联度概念来度量对房地产价格有影响的要素与其价格的关联系数,根据关联度大小确定各价格影响因素对房地产价格的影响权重;然后引入模糊数学理论中的贴近度及择近原则对交易案例实施筛选,并且就价格影响要素的隶属度运算进行了改进,根据指数平滑法的计算原理,将贴近度大小转化为价格的影响权重,求取估价项目的最终价格。 同时,以地理信息系统为技术支撑,对GIS体系下的估价系统做了全面构造设计、系统实现能力模块设计、系统数据库设计等;最后,本系统实现的工具为Visual Studio2010,实现的平台体系为ArcGIS10.0,利用的数据封装为MapControl、TocControl、ToolBarControl,以文件地理数据方式存储空间数据,以access小型库保存属性数据,实现了GIS辅助房地产估价的相关功能,达到了利用灰色关联分析和模糊数学理论在GIS平台下进行估价的要求,增加估价工作的科学性与高效性。
[Abstract]:With the rapid development of China's real estate industry, the real estate valuation industry, as an important part of it, has also made great progress. The real estate valuation is not mature enough for its industry development and theoretical research, the evaluation method is not perfect, the evaluation efficiency is still low, the appraisal quality is not high and so on, which has affected the healthy development of the appraisal industry. Therefore, it is extremely necessary to study the principle and method of real estate evaluation. In this study, the origin of this study is the assessment of the situation in the industry, the research findings of the researchers in our country and other countries as the cornerstone, referring to the actual situation in the industry, according to the grey theory and fuzzy mathematics principle. The evaluation structure model based on these theories is established, and the evaluation system under the GIS system is established by integrating these structural models with GIS technology. After determining the topic of this paper and clarifying the research ideas and methods of this paper, this paper first expounds the principle and method of valuation. Then it analyzes the difficulties in the evaluation work and the problems in the evaluation practice: there is arbitrariness in the selection of comparable examples, subjective and incomplete in the correction of the characteristic factors. There is subjectivity in the calculation of the final price of real estate. Secondly, the concept of correlation degree of grey correlation analysis is used to measure the correlation coefficient between the factors that affect the real estate price and its price. According to the correlation degree, the influence weight of each price influence factor on the real estate price is determined, and then the closeness degree and the nearest selection principle in fuzzy mathematics theory are introduced to screen the transaction cases. Based on the calculation principle of exponential smoothing method, the value of closeness is transformed into the influence weight of price, and the final price of valuation item is obtained. At the same time, taking GIS as the technical support, the evaluation system under the GIS system is designed in a comprehensive way, the system realization ability module design, the system database design and so on. The tool of this system is Visual Studio 2010, the platform system is ArcGIS 10.0, the data encapsulated as MapControlTocControlControl ToolBarControl. the spatial data is stored in the form of file geography data, the attribute data is saved by access small library, and the related function of GIS aided real estate evaluation is realized. It meets the requirements of using grey relational analysis and fuzzy mathematics theory to evaluate on GIS platform, and increases the scientific and high efficiency of the evaluation work.
