房地产销售信息管理系统的设计与实现

【摘要】：随着信息化技术的迅速发展,国内的房地产开发商和房屋销售中介对于销售房屋的管理都开始逐渐转入信息化的管理模式,以便适应现代信息社会高速增长的房屋管理需求。对于数字化进程中的人类社会来说,日益突出的海量数据的存储问题逐渐被人们所意识到。本文将结合房地产销售信息管理系统来阐述管理信息系统在房地产销售方面的应用,从而展现软件技术在当代社会中对于数据和信息处理的重要意义。国际金融贸易给我国所带来的金融市场冲击,也相继影响到了我国的房地产行业,所以对于房地产企业的管理和约束力也由于市场环境理应进行深入和加强。真正能够促使企业利润实现最大化的方式在于从根本上积极完善和健全企业的经营管理制度,掌控房地产企业的内部发展运作,积极开展资本经营,对于数据统计分析,现时大数据分析正火热,使用大数据分析,则可以为公司的决策层的智能决策提供数据支持,如房价走向、户型需求趋势等。为了加强房地产行业的经营以及管理,避免传统人力管理所造成的不便以及失误,房地产销售信息管理系统在房地产企业中推广使用便具有应用价值。本文在上述背景下提出了文章的研究课题——房地产销售信息管理系统设计与实现。论文主要完成的工作如下:系统需求分析。本文针对现有房地产销售信息管理系统的数据存储、组织管理及操作方面存在的问题,对房地产销售信息管理系统的需求进行了详细的分析,需求分析的主要内容包括系统的功能需求分析以及系统的非功能需求分析。系统设计。在需求和功能分析的基础上,结合现有系统设计和开发技术,对系统的总体开发框架、房地产销售管理系统的各个功能模块进行了设计,根据系统需求建立了实体、关系图,对系统数据库的设计进行了分析。系统实现与测试。基于系统设计,利用MYSQL数据库软件,采用面向对象的方法以及B/S三层架构以及PHP语言配合smarty模板实现了本文提出的房地产销售信息管理系统。在系统实现的基础上,对系统进行测试工作,系统测试证明,实现的系统能够满足系统需求。论文对于房地产销售管理中的数据存储、数据的组织管理以及用户对数据便捷操作具有较强的理论和现实意义
[Abstract]:With the rapid development of information technology, domestic real estate developers and sales agents for sales of housing management began to gradually turn to the information management mode, in order to adapt to the rapid growth of modern information society housing management needs. For the human society in the process of digitization, the problem of massive data storage is becoming more and more prominent. In this paper, the application of management information system in real estate sales is discussed, and the significance of software technology for data and information processing in contemporary society is demonstrated. The impact of international financial trade on China's financial market has also affected China's real estate industry one after another, so the management and binding force of real estate enterprises should be deepened and strengthened because of the market environment. The way to maximize the profit is to improve and perfect the management system of the enterprise, to control the internal development and operation of the real estate enterprise, to carry out the capital management actively, and to analyze the data statistics. Big data analysis is now hot, the use of big data analysis, it can provide data for the company's decision-making level of intelligent decision support, such as the trend of house prices, household demand trends and so on. In order to strengthen the management and management of the real estate industry and avoid the inconvenience and error caused by the traditional manpower management, the real estate sales information management system has the application value in the real estate enterprise. Under the above background, this paper puts forward the research topic of this paper-the design and implementation of real estate sales information management system. The main work of this paper is as follows: system requirement analysis. Aiming at the problems existing in the data storage, organization and operation of the existing real estate sales information management system, this paper makes a detailed analysis of the demand of the real estate sales information management system. The main content of requirement analysis includes functional requirement analysis and non-functional requirement analysis. System design. On the basis of requirement and function analysis, combined with the existing system design and development technology, the overall development framework of the system and the function modules of the real estate sales management system are designed, and the entity and relation diagram are established according to the system requirements. The design of the system database is analyzed. System implementation and testing. Based on the system design, using the MYSQL database software, the object oriented method, the three-tier structure of B / S and the PHP language and smarty template, the real estate sales information management system proposed in this paper is realized. Based on the implementation of the system, the system is tested, and the system test proves that the system can meet the requirements of the system. This paper has strong theoretical and practical significance for data storage, data organization and management in real estate sales management as well as users' convenient operation of data.
