BIM技术在建设项目动态成本控制中的应用研究

【摘要】:建筑业是一个劳动密集、建设期长、管理粗放的行业,随着业主对建筑物各种功能要求的提高,更加美观、复杂、智能的建筑物越来越多,从而导致建设项目的造价越来越高,成本控制越来越难。BIM技术具有可视化,协调性,模拟性,优化性和可出图性等特点,使成本控制更加可靠。论文以房地产开发企业为视角,针对基于BIM的建设项目动态成本控制进行了研究。首先,分析了房地产开发企业成本概念、构成,传统成本控制方法与不足,然后引入BIM技术,整理出了直线型和圆环型的两个成本信息管理框架。接着,结合房地产项目开发流程,分析了BIM技术在开发准备、获得土地使用权、设计招标采购、施工建造、竣工验收、后评价等阶段成本控制的应用情况,绘制出了基于BIM技术的建设项目动态成本控制流程图,建立了三级BIM造价信息模型。最后,在两种成本信息管理框架、动态成本控制流程图、BIM造价信息模型的基础上,将合同信息与BIM模型进行关联,得出了合同模型关联信息表和动态成本控制表,并辅以案例补充说明了BIM技术下建设项目动态成本控制优势和发展前景,有效地实现了房地产开发项目成本的动态控制。
[Abstract]:Construction industry is a labor-intensive industry with long construction period and extensive management. With the improvement of owners' requirements for various functions of buildings, more and more beautiful, complex and intelligent buildings are becoming more and more, which leads to more and more cost of construction projects. It is more and more difficult to control the cost. The BIM technology has the characteristics of visualization, coordination, simulation, optimization and graphability, which makes the cost control more reliable. From the perspective of real estate development enterprises, this paper studies the dynamic cost control of construction projects based on BIM. Firstly, this paper analyzes the concept, structure, traditional cost control methods and shortcomings of real estate development enterprises, and then introduces BIM technology to sort out two cost information management frameworks: linear and circular. Then, combining with the development process of real estate project, this paper analyzes the application of BIM technology in the stages of development preparation, obtaining land use right, design bidding purchase, construction, completion acceptance, post-evaluation and so on. The dynamic cost control flow chart of construction project based on BIM technology is drawn, and the three-level BIM cost information model is established. Finally, on the basis of two kinds of cost information management frameworks, dynamic cost control flow chart and BIM cost information model, the contract information is associated with the BIM model, and the contract model association information table and dynamic cost control table are obtained. The advantages and prospects of dynamic cost control of construction projects under BIM technology are illustrated with a supplementary case, which effectively realizes the dynamic control of the cost of real estate development projects.
