【摘要】：中国现代建筑的发轫不是一个自发的过程。西方在生产力给我们以震撼的同时，其文化的巨大反熵，使得我们不得不重新审视自身的文化。中国在学习自欧洲传播而来的现代建筑过程中，也成为了这一伟大运动的一部分，，这一历程不应该因政治、国别和时间的不同将中国大地上百余年来的建筑实践机械的分开。本文基于这样的思想基础，将近代和现代建筑整合作为文章的研究载体，对其中具有历史文化价值的建筑遗存在今天中国史无前例的城市化运动中所面临的机遇和挑战展开了研究。我们今天的近、现代建筑保护与再开发活动中，商业性的空间再造是主要的行为。单纯的“文物式”的历史建筑保护研究不能涵盖到在保护登录制度之外的历史性建筑，那么更为众多的历史性建筑在市场条件下的命运安排策略成为了本文研究的中心内容。对于小地块内的近、现代建筑遗存及其依存环境的保护与利用，本文尝试以保护与再开发来进行表述。文章首先从公共政策方面展开研究，以我国土地制度的发展历史和状况为切入点，从土地配置与使用制度上分析了近、现代建筑的商业性保护与再开发的根本经济原因。进而对直接管理商业保护与再开发的城市规划体系同商业行为之间的互动进行了阐述。并且结合对城市更新机制和公共政策的研究，本文具体分析了在公共领域内的商业性保护与再开发现实和可能的改进方向。紧接着，文章从商业开发的程序入手，重点研究决定近、现代建筑遗存的生与死，以及如何适应环境变迁的开发策划，同时对影响策划决策的因素和技术条件进行了研究。在分析完市场主体的外在表现原因后，文章对近、现代建筑的保护与再开发中的实施技术进行了总结和分析，对新技术和新方向有一定的突破尝试。最后，对全文进行总结，对后续研究研究进行了展望。
[Abstract]:The birth of modern Chinese architecture is not a spontaneous process. While the productivity of the West has shocked us, its culture has a huge anti-entropy. China has become a part of this great movement in the process of learning modern architecture spread from Europe, and this process should not be due to politics. The difference of country and time separates the construction practice machinery of China for more than a hundred years. Based on this ideological foundation, this paper takes the integration of modern architecture and modern architecture as the research carrier of the article. This paper studies the opportunities and challenges faced by the historic and cultural architectural relics in the unprecedented urbanization movement in China today. Our near and modern building conservation and redevelopment activities today. Commercial space reconstruction is the main behavior. The research on the protection of historical buildings in the form of "cultural relics" cannot cover the historical buildings outside the protection system. At first, the paper starts with the research of public policy, taking the development history and situation of our country's land system as the starting point, and analyzes the recent situation from the land allocation and use system. The basic economic reasons for commercial protection and redevelopment of modern buildings are discussed. The interaction between the urban planning system and commercial behavior which directly manages commercial protection and redevelopment is expounded. System and public policy research. This paper analyzes the commercial protection and redevelopment in the public domain and the possible direction of improvement. Then, from the commercial development process, the article focuses on the decision of the near, modern architectural remains of life and death, as well as how to adapt to the development of environmental change planning. At the same time, the factors and technical conditions that affect the planning decision are studied. After analyzing the external performance reasons of the market main body, the article summarizes and analyzes the implementation technology in the protection and redevelopment of modern buildings, and tries to break through the new technology and new direction. Finally, the full text is summarized, and the future research is prospected.
