城市新建商务中心区公共空间与建筑密度研究

【摘要】:随着我国社会经济的高速发展,越来越多的城市提出了建设商务中心区的设想,在这个人口密集、资本集中、高楼林立的城市“极地”,其公共空间塑造越来越受到人们的重视,而建筑密度作为土地开发利用强度的重要指标与公共空间塑造之间存在着千丝万缕的关系。中共中央明确提出了建设环境友好型、资源节约型社会,如何平衡建筑密度与公共空间之间关系,也是城市新建商务中心区实践环境友好型与资源节约型社会的重要体现。本文通过剖析典型案例,并借鉴国内外建筑密度研究的相关理论与公共空间塑造的实践案例,试图探讨公共空间与建筑密度之间关系,并提出相应的建筑密度控制模式以及适宜指标值,对未来我国城市新建商务中心区公共空间塑造具有一定的参考意义。 本研究首先研究了国内外新建商务中心区建筑密度的研究概况,然后对我国新建商务中心区发展历程、基本特征进行了分析,通过国内具有代表性的三个典型新建商务中心区案例的研究,得出目前我国新建商务中心区高层低密度的开发建设现状,并对高层低密度开发模式的成因以及该模式下公共空间的现状进行了分析。接着本文研究新建商务中心区公共空间内人的活动、人的需求以及良好公共空间塑造的影响因素,然后研究了公共空间与建筑密度之间的关系,在传统小尺度公共空间研究的基础上,提出了区域集中平衡的建筑密度控制模式。论文首先分析了应用区域集中平衡模式的优点;其次分析了区域集中平衡模式在国家政策、经济效益、实践等方面的可行性;最后提出区域集中平衡建筑密度控制模式的目标与原则,包括集约利用土地原则、整体性原则、可操作性原则。在此基础上,本文进一步探讨区域集中平衡模式下良好公共空间塑造的措施,包括交通组织、空间尺度以及沿街界面控制等方面,以此为依据研究良好公共空间塑造下建筑布局方式,并依据良好公共空间塑造,分析不同建筑布局方式下建筑密度指标的适宜范围,最后通过验证得到良好公共空间塑造下建筑密度指标的适宜值。 本研究是对我国城市新建商务中心区建筑密度指标控制的探讨,仅仅是对问题进行的研究性讨论,,并不是一种决策性或者行动性的研究,对我国城市新建商务中心区建设具有一定的指导意义。
[Abstract]:With the rapid development of our country's social economy, more and more cities have put forward the idea of building a central business district, in this densely populated, capital-concentrated, high-rise city "polar region". More and more attention has been paid to the shaping of its public space. Building density as an important indicator of the intensity of land development and use of public space is inextricably related. The CPC Central Committee has clearly put forward the construction of environment-friendly and resource-saving society. How to balance the relationship between building density and public space is also an important embodiment of environmental friendliness and resource-saving society in the new commercial center of the city. With reference to the relevant theories of building density research at home and abroad and practical cases of public space shaping, this paper attempts to explore the relationship between public space and building density, and puts forward the corresponding building density control model and appropriate index value. It has certain reference significance for the shaping of the public space of the new commercial center district of our country in the future. This paper first studies the research situation of the building density of the new business center district at home and abroad, and then analyzes the development process and basic characteristics of the new business center district in China. Through the case study of three typical new business centers in China, we can get the current situation of the development and construction of the high level and low density of the new business centers in our country. And the causes of the high-level low-density development model and the current situation of public space under this model are analyzed. Then this paper studies the activities of people in the public space of the new business center. Then the relationship between public space and building density is studied on the basis of traditional small-scale public space research. The paper puts forward the building density control mode of regional centralized balance. Firstly, the advantages of applying regional centralized balance model are analyzed. Secondly, it analyzes the feasibility of regional centralized balance model in the aspects of national policy, economic benefit, practice and so on. Finally, the paper puts forward the objectives and principles of regional centralized balance building density control model, including intensive use of land principle, integrity principle, operational principle. On this basis. This paper further discusses the measures of shaping good public space under the model of regional concentration and balance, including traffic organization, spatial scale and control of the interface along the street, etc. Based on the study of good public space under the shape of the architectural layout, and according to the good public space shaping, analysis of different architectural layout under the appropriate range of building density index. Finally, the suitable value of building density index under good public space shaping is obtained by verification. This study is a discussion on the control of building density index in the newly built commercial center district of our country. It is only a research discussion of the problem, not a kind of decision-making or action research. It has certain guiding significance to the construction of new business center district in our country.
