绿色建筑房地产开发风险管理研究

【摘要】:近年来,伴随着我国城镇化进程所带来的建筑业高速发展,建筑能耗的增加和建筑材料的浪费在当今环境污染越来越重、资源能源越来越紧张的今天得到了人们普遍的关注,另一方面,随着人们生活水平的提高,人们对居住条件的要求也越来越高,在解决居住问题的基础上,更注重对住房品质的要求。绿色建筑在讲求资源能源节约、环保的同时,致力于为人们提供更加舒适的居住环境,在我国具有广阔的发展前景。相比于一般建筑,在进行绿色建筑房地产开发的过程中,对设计、施工、监理等相关专业的管理水平要求更高,我国绿色建筑房地产开发的时间较短,开发经验不足,通过对目前我国绿色建筑项目进行归纳可知,房地产开发商在绿色建筑开发过程中占有重要地位,从开发商的角度对绿色建筑房地产开发风险管理研究显得尤为重要。 论文首先从分析绿色建筑的基本内涵出发,对绿色建筑的特点及其与一般建筑的区别进行了论述,并对当前绿色建筑在国内外的发展现状进行了归纳总结,经过对网上公示的已通过绿色建筑星级评价标识项目的统计分析,得出了绿色建筑在我国的发展分布情况以及未来发展的趋势,,为房地产开发商以后从事绿色建筑开发提供了一定的参考价值;对绿色建筑成本增量进行了统计分析,得出了绿色建筑成本增量的范围以及绿色建筑经济性加减法的分析,从全寿命周期的和社会效益的角度阐明了开发商进行绿色建筑开发的经济驱动力。论文接着论述了风险管理的相关概念,对风险识别、风险评估、风险应对的一般方法进行了介绍,通过对既有文献的阅读以及对相关专业人士的问卷调查,归纳总结了影响我国绿色建筑房地产开发的风险因素,在对各风险因素进行对比分析的基础上,给出了风险应对的一般性措施。论文最后结合具体案例分析,对某绿色建筑项目在开发过程中的风险管理进行了系统的分析,采用专家打分的方法对各风险因素发生的可能性以及危害程度进行了风险识别,并采用方差分析的方法对数据的可靠性进行了有效性检验,得出了在我国影响绿色建筑房地产开发的十项关键风险因素,进而采用风险归责原则,风险损失直接承担原则对各风险因素给出了建议性的应对措施。
[Abstract]:In recent years, with the rapid development of construction industry brought by the process of urbanization in our country, the increase of building energy consumption and the waste of building materials are becoming more and more serious in the environment today. On the other hand, with the improvement of people's living standards, people's requirements for living conditions are becoming higher and higher. On the basis of solving housing problems, more attention is paid to the requirements of housing quality. To provide people with a more comfortable living environment, in our country has a broad development prospects. Compared with ordinary buildings, in the process of green building real estate development, the design, construction, The management level of supervision and other related majors is higher, the time of development of green building real estate in our country is shorter, and the development experience is insufficient. Real estate developers play an important role in the process of green building development, and it is particularly important to study the risk management of green building real estate development from the perspective of developers. In this paper, the basic connotation of green building is analyzed, the characteristics of green building and the difference between green building and general building are discussed, and the current development situation of green building at home and abroad is summarized. Through the statistical analysis of the projects that have been evaluated and marked by the stars of green buildings, the distribution of the development of green buildings in China and the trend of future development are obtained. It provides a certain reference value for the real estate developers to engage in the green building development, and makes a statistical analysis of the green building cost increment, and obtains the scope of the green building cost increment and the analysis of the economic addition and subtraction of the green building. From the point of view of life cycle and social benefits, this paper expounds the economic driving force of green building development by developers. Then, the paper discusses the related concepts of risk management, risk identification, risk assessment, This paper introduces the general methods of risk response and summarizes the risk factors that affect the development of green building real estate in China through the reading of the existing literature and the questionnaire survey of related professionals. Based on the comparative analysis of various risk factors, the general measures to deal with the risks are given. Finally, the risk management of a green building project in the development process is systematically analyzed by combining with the specific case study. The possibility of occurrence and the degree of hazard of each risk factor are identified by using the method of expert scoring, and the validity of the data reliability is tested by the method of variance analysis. Ten key risk factors affecting the development of green building real estate in China are obtained, and then the principle of risk imputation is adopted, and the principle of direct bearing of risk loss gives some suggestions to each risk factor.
