房地产项目施工管理研究

【摘要】：房地产企业的市场竞争力主要体现在项目管理所产生的效益上，具体表现就在于项目的进度、质量和成本。本文根据房地产开发现状出发，分析了房地产通用的项目管理重点、难点，提出项目实施阶段工程管理中的控制方法、措施，强化全过程控制为重点的观点。通过房地产开发企业在项目实施阶段管理的动态控制，加快工程进度并在保证工程的前提下，降低项目工程成本从而增强房地产开发企业的核心竞争力。本文基于珠海格力地产开发的“格力海岸” S3地块项目为主要研究对象，利用当前房地产项目现场施工管理管理和控制理论，结合自身从事房地产项目管理的实践经验和体会，从房地产项目现场施工管理和控制过程两方面对房地产项目施工管理理论进行论述。通过对珠海格力地产的项目管理现状进行描述和分析的基础上，总结项目施工管理的经验，提出施工管理过程中存在的问题的解决对策。
[Abstract]:The real estate market competitiveness of enterprises mainly produced in the project management, the specific performance is that the project schedule, quality and cost. According to the present situation of real estate development, analyzes the real estate general project management focus, difficulties, proposed project implementation control method, project management in the stage of strengthening measures the whole process control is the key point. The implementation of dynamic control of stage management in the project through the real estate development enterprises, speed up the progress of the project and under the premise of ensuring project, reduce project cost and enhance the core competitiveness of real estate enterprises.
Based on the Zhuhai GREE real estate development of the "GREE coast" S3 project as the main research object, using the current real estate project site construction management and control theory, combined with their own in the real estate project management experience, from two aspects of the real estate project site construction management and control process are discussed on the construction management theory of real the real estate project. Based on the description and analysis of the status of project management in Zhuhai GREE real estate, summed up the project construction management experience, countermeasures are put forward in the process of construction management problems.
