广州保障性住房工业化设计策略研究

【摘要】:保障性住房作为政府公共服务的一项重要内容,是重大的民生工程。从20世纪末提出的“居者有其屋”到十七大报告提出的“住有所居”,我国已经初步形成比较完善的住房保障体系,其中包括廉租房、公共租赁住房、经济适用房、限价房与棚改房等。我国正处在城镇化快速发展时期,住房需求大量释放,“十二五”计划提出,我国将建设3600万套保障性住房,保障性住房覆盖面将达到20%左右。广州地区作为全国的一线沿海城市,面临的保障性住房建设任务是巨大的,约占全省任务的1/4。而我国传统的建筑生产方式存在建筑能耗高、资源能源浪费、施工周期长、建筑市场劳动力成本逐渐升高且资源短缺等问题,如何满足保障性住房大规模建设需要,实现保障性多快好省的建设目标是摆在我们面前的重大问题。这就要求变革传统的建筑生产力方式以满足建筑业及社会经济的可持续发展,新型建筑工业化势在必行。 本文针对广州保障性住房的工业化设计策略内容,从六个章节进行论述: 第一章对本文研究的研究背景、国内外理论研究现状、研究目的与方法等方面进行介绍; 第二章概述现代建筑工业化建设发展情况及分析工业化设计的路径,对我国建筑曾经盛行的大板建筑衰落原因进行启示研究; 第三章分析广州保障性住房工业化设计的必要性、制约因素及可行性; 第四章研究广州保障性住房工业化设计的策略,包括核心部分建筑结构体系、配套部分住宅部品体系与工业化装修体系、低碳节能减排技术、软环境配套等; 第五章通过借鉴深圳万科龙华保障性住房建设实例,对广州保障性住房工业化建设的经验和不足进行分析和归纳,并提出建议。 第六章结语,对本论文研究进行总结及对以后保障性住房工业化发展的展望。 保障性住房作为一项重要的民生工程,关系到社会的稳定与发展。广州作为全国的一线城市,其保障性住房的建设探索也一直走到全国的前列,首创保障行住房用地单独储备制度,率先建立住房保障政策体系,建立“政府主导、社会参与”模式等。在“十二五”计划的推动下,广州保障性住房在如何保证质量的前提下,快速推动集约化、低碳化、地域特色化建设显得十分必要和急迫,工业化设计建造恰能为这一契机提供方式。
[Abstract]:As an important part of government public service, indemnificatory housing is an important project of people's livelihood. From the "Home ownership" put forward at the end of the 20th century to the report of the Seventeenth National Congress, China has initially formed a relatively perfect housing security system, including low-rent housing, public rental housing, comfortable housing, The price limit room and the shed change the room and so on. China is in the period of rapid development of urbanization, housing demand is released a large number, "the 12th Five-Year Plan" proposed that China will build 36 million sets of affordable housing, the coverage of affordable housing will reach about 20%. Guangzhou, as a first-tier coastal city in the country, is faced with a huge task of affordable housing construction, accounting for about a quarter of the province's tasks. However, the traditional construction production mode in our country has many problems, such as high building energy consumption, waste of resources and energy, long construction period, rising labor cost of construction market and shortage of resources, etc., how to meet the needs of large-scale construction of affordable housing, etc. To achieve the goal of affordable construction is a major issue in front of us. Therefore, it is imperative to reform the traditional way of building productivity to meet the sustainable development of construction industry and social economy. According to the content of industrialization design strategy of Guangzhou affordable housing, this paper discusses from six chapters: The first chapter introduces the research background, the current situation of theoretical research at home and abroad, the purpose and method of the research. The second chapter summarizes the development of modern architectural industrialization construction and analyzes the path of industrialization design, and studies the causes of the decline of large slab buildings that once prevailed in our country. The third chapter analyzes the necessity of Guangzhou affordable housing industrialization design, constraints and feasibility; The fourth chapter studies the strategy of Guangzhou affordable housing industrialization design, including the core part of the building structure system, supporting part of the housing parts system and industrial decoration system, low-carbon energy saving and emission reduction technology, soft environment matching, etc. The fifth chapter analyzes and summarizes the experiences and shortcomings of the construction of affordable housing in Guangzhou by drawing lessons from the example of the construction of affordable housing in Shenzhen Vanke Longhua and puts forward some suggestions. The sixth chapter summarizes the research of this paper and prospects for the industrialization of affordable housing in the future. As an important livelihood project, indemnificatory housing is related to social stability and development. Guangzhou, as a first-tier city in the country, has been in the forefront of the construction of affordable housing. It pioneered a separate reserve system for housing land, took the lead in establishing a housing security policy system, and established a "government-led" system. The mode of social participation. Under the impetus of the 12th Five-Year Plan, it is very necessary and urgent for Guangzhou to quickly promote the construction of intensive, low-carbon and regional housing on the premise of ensuring the quality of housing. Industrial design and construction can provide a way for this opportunity.
